Also, remember: price isn’t everything. Look at condition, location, and resale potential. I always advise buyers to think ahead — will this home still work for you in 5 years? Most importantly, don’t skip the inspections and always ask questions, even if they feel small. I’d rather have you over-informed than overwhelmed later.

First impressions matter online and in person. Clean, declutter, and make small repairs. You don’t need a full remodel, but fresh paint and tidy landscaping can go a long way. Next, price it right. Overpricing chases buyers away, and homes that sit too long start to look "stale." I use real market data not guesses to help you set a smart price. Also, be flexible with showings and keep the home ready to go. Buyers shop on their schedule, not yours. Lastly, work with an agent who actually communicates. Selling a home is a big deal — you deserve someone who keeps you in the loop every step of the way.

I served over three decades in the Army including time as a career counselor helping Soldiers plan for their futures.
