The first thing is your pre-approval. If we follow the steps the process is easy. The american dream is obtainable and if you are willing to take the steps I am willing to hang in there with you through them.
The first step is to determine value and then de-personalize you home. In today's market if you home is priced correctly it is gone in the blink of an eye. We do the CMA, get some great pictures and sell it.
The key is determining the next step after we sell. Do you need another home? Will you rent? Do we need to coordinate the transactions and dates. It is a very important task to ensure you have a place to go once I sell you home.
I have worked with every type of client there is. From the first time home buyer to the investor who know everything to the investor just starting. I have worked with seller who have sold lots of homes to the seller who is nervous about the sale of their current 1st home.
Every year I take on a transaction that is challenging and tough. It is usually with someone with limited income and challenged credit who has been working on reestablishing themselves. This year I worked with an older gentlemen on a fixed income who was using an FHA Loan and only qualified for $50,000 - the hard part: the lenders like homes over $55,000 and most homes in this price range need repairs and do not meet FHA guidelines. After several months and more than 50 rejected offers we found him his home and I happy to say he is in it and could not be happier. The deals are not about dollars but people and their lives. It feel so good to do what is right and assist someone that had a hard time finding someone to help them.
I always assisted people with questions and how to. I was told several times that it was my calling - not following it for years I finally got it in 2006 and all I can say is I never looked back!
I have taken several real estate classes to ensure that I am knowledgeable when it come to real estate. I recently took the pre-license training/teachers class. I am not sure I will ever use it but am glad to know that I am qualified. I have my ABR® - Accredited Buyers Representative designation which is a wonderful thing for buyer - you want to be sure that whom ever you use knows the processes and I also have my CDPE® which is a Certified Distressed Property Expert. These are a few of the educational designations I have along with lots and lots of other training and classed. The thing I pride myself with most is the 100's of deals that I have closed. I personally feel life and the processes we learn in life are our best teachers.
