Buying a home in Summit County, especially in resort markets like Keystone or Breckenridge, requires a different approach than traditional residential real estate. My biggest advice is to start early and focus on clarity—understanding whether your goal is a second home, an investment property, or a full-time residence. Inventory in Keystone real estate and surrounding areas can move quickly, particularly during ski season and peak summer months. I often work with buyers anywhere from 6 months to 3 years before they purchase, helping them learn the different neighborhoods, rental regulations, and long-term value drivers. It’s also critical to understand short-term rental rules, HOA structures, and property management options in Summit County. The right property isn’t just about the view—it’s about how it performs over time. Whether you’re looking for ski-in/ski-out condos or private mountain homes, having a local expert helps you identify the best opportunities before they hit the broader market.

Selling a home in Summit County real estate—especially in areas like Keystone, Dillon, and Silverthorne—is all about positioning your property to stand out in a competitive, lifestyle-driven market. Buyers here are not just purchasing a home—they’re buying into the mountain lifestyle. That means professional photography, strong digital marketing, and highlighting features like views, proximity to ski resorts, rental potential, and outdoor access are critical. Pricing strategy is also key. In a market like Keystone, CO real estate, overpricing can cause a listing to sit, especially with savvy second-home buyers watching inventory closely. I focus on data-driven pricing combined with high-level marketing to generate strong initial interest and competitive offers. Additionally, I help sellers understand timing—listing ahead of peak ski season or summer demand can make a measurable difference in both price and days on market.

I primarily work with buyers and sellers in the Summit County and Keystone real estate markets, including second-home buyers, investors, and full-time residents relocating to the mountains. A large portion of my clients are out-of-state buyers looking for vacation homes in Keystone, Breckenridge, and Silverthorne, often with an interest in short-term rental income. I also work with experienced investors looking to maximize ROI through high-performing mountain properties. On the seller side, I help homeowners who are considering timing the market, transitioning out of rental properties, or upgrading into larger luxury homes within Summit County. Because this is a second-home market, I’m used to working remotely, guiding clients through virtual tours, market analysis, and strategic planning well before they ever step foot in a property.

One transaction that really stands out happened in Frisco, right in the heart of Summit County. I had a single-family home listing that had been on the market for about four months. We stayed consistent with nearly 30 open houses, keeping strong visibility despite a slower stretch in the market. Then one day, in the middle of a snowstorm, a buyer walked into an open house—completely unplanned. She loved the home, but had one condition: if I could get her Summit County condo sold, she would move forward with purchasing the property. We moved quickly. I listed her condo the following week and, through another open house walk-in, was able to secure a buyer within just days. From there, I coordinated both sides of the transaction—aligning timelines, negotiations, and contingencies—to make everything work seamlessly. Two months later, we successfully closed on both her condo and my Frisco listing on the same day. It’s a perfect example of how real estate in Summit County often comes down to persistence, timing, and being fully prepared when the right opportunity shows up—sometimes even in the middle of a snowstorm.

I didn’t get into real estate by accident—I started in property management to understand the business from the ground up. That experience gave me a real-world perspective on ownership, rentals, and what actually drives long-term value in a property. From there, I made the move to Summit County, where I quickly fell in love with the lifestyle—from skiing and snowmobiling to mountain sunsets and year-round outdoor adventure. That connection to the area naturally transitioned into building my real estate business here. Today, I’ve spent the past five years as a top Summit County Realtor, combining hands-on experience with deep local market knowledge to help clients navigate one of the most competitive resort markets in the country.

My background in property management has been one of the most valuable forms of training I could have for working in the Summit County real estate market. It allows me to go beyond just buying and selling—I help clients understand how a property actually performs over time. In markets like Keystone and Breckenridge real estate, factors like rental income, maintenance costs, HOA structures, and seasonality all play a major role in decision-making. I guide clients through these details so they can make informed, strategic purchases. In addition, my experience working with second-home buyers and investors has shaped a process that focuses on long-term value, not just the transaction. Whether it’s identifying the best neighborhoods, analyzing rental potential, or timing the market, my approach is built around helping clients make smart real estate decisions in Summit County.
