First and foremost, it is important to obtain a pre-approved loan letter from your local bank or chosen mortgage broker. Ideally, you should inquire with 2-3 parties to compare rates and loan programs. This gives you total confidence about how much your maximum borrowing amount and your personal comfort level of the re-payment schedule. It is advisable to budget "conservatively" as a new home may require some fixing and customization and new furnishings around the new household. You do not want to max out your monthly personal expense by over-leveraging your debt ratio.

Homeowners should give an honest assessment how many items that may flag as defects in home inspection report. It is always advisable to disclose any latent defects in your property to serious buyers. In most cases, homeowners' honesty wins back the buyer's confidence. All buyers understand no home is perfect; therefore, it is always a good idea to be forthcoming about any issue that your property is having right now and be candid about the condition in order to earn buyer's confidence.

My parents bought a house when they hired a bad agent. I was very unhappy when I was little because my parents are always humble. They entrusted her to do her job but she conducted everything with malicious intent. Since then, I have told myself, I wanted to be in the real estate and found my parents the right house. It took me a while to get into real estate as I promised my parents to earn my Bachelor degree and my Master degree in Business Administration and worked in banking and finance sector for a while, but eventually, I have found them the right house. And through the process, my integrity and professionalism in real estate business earned additional referral businesses from people who saw how I worked with others. Since 2004, I have been winning multiple sales awards but I remain humble with anyone that I met in life - that is always my key of success - being humble.

Definitely, I have earned my Master of Business Administration in Edinburgh Business School in Scotland, UK. My concentrations were Negotiation and Human Resource Management. My formal education introduced a number of strategies and tactics that are re-applicable to real estate transactions. While I worked for all segments of customers who were looking for different real estate goals, but my well articulated real estate conduct has given all my clients a refreshing look at this profession, especially they witnessed how I applied models, theories and statistics to drive win/win outcome for them at the end of the journey.
