Make sure your agent pulls comps before you submit any offer, so you know you're paying the right price. Ask about getting the seller to cover your closing costs, which can also be used to buy down your interest rate. And shop your rate with two or three lenders, because even a small difference in rate can save you thousands over the life of your loan.

This isn't the market to list high and hope. Your first seven days on the market are your best shot at getting an offer, especially with the extra exposure from Zillow Showcase. Pricing slightly under market creates buzz and competition, so let the market speak for itself. My sellers also get a free move-out clean from my own cleaning company.
