ReviewI found Janice through Yelp (thank you Yelpers!) because the reviewers said they purchased their homes for less than they thought they would pay for them. And thanks to Janice, YES, so did I! You will have to do most of the leg work to seek out properties you want to see, but she ALWAYS makes herself available to show you anything on your list. That is HUGE. She keeps in constant contact so you are never left in the dark about what is going on throughout the process. She is straight up tenacious and I strongly believe there is no complicated sale that she can't handle. I wanted to see a type of property that I was advised by many against getting into because it was a short sale and a probate sale...not really a good idea for a first time home buyer. But she showed me the house anyways and got my bid in quickly. She is quick in getting paperwork together so you stand a fighting chance. I even wanted to do a 203k construction loan, a loan she was not yet familiar with, but she nailed everything that was needed to get me into this house. She fought through all the red tape of this complicated short sale and got me into the house for way cheaper than I would have paid for it. For that I am extremely thankful. I have lived in SF for 20 years and thought I would have to move away to buy a home. Wrong. I get to stay! No more living with my partner and 2 kids in a one bedroom apartment, we have a house now. Do your self a favor if you're a first time home buyer, don't over look those cheap fixer properties that need work. You can use a first time home buyer 203k loan to fix them :) Trust Janice to handle your super complicated paperwork and get the bargain you are looking for. Happy house hunting! Janice was wonderful to work with and extremely helpful. She listened to our needs and only presented options that focused on what we were looking for. Jance didn't waste our time with property that didn't fit our criteria. She has a lot of experience and knowledge of the market in SF and Daily City. Janice makes herself or someone on her team available to look at property. Great help with the bidding and working with the seller's agent. Even spent the time to help with the banking and ensure that everything was on track. A wonderful experience and I would highly recommend her if you are selling or purchasing a home. She is very attended, she marketed our property in many media, ie. multiple listing, newspaper, Craig listing etc. Her materials are very professional, very organized, I can see that why she is so successful in selling/buying properties. We like her speedy responses to questions and kept us in the loop to aware what is going on between different parties. We went on several house hunting expeditions together and it was actually fun to see what was out there. Some of the homes were a disaster (they were usually the repossessed ones). Janice asked many questions and found out what I was really looking for. We even stopped at Eggettes for a snack break. Looking at houses is the fun part...then the bidding started. She loves to bargain (and I don't) and probably saved us thousands of dollars. It's ridiculous how many forms that have to be signed (e.g., every offer, counteroffer, addendum for starters) but she made it a little less painful by explaining all the forms very quickly and pointing out where to sign. We then entered a prolonged closing period where we felt like giving up every day (so many hassles). Luckily Janice was there to check in with our loan agent. And she was there at the title company explaining the forms there (the title agent said very little) and asking for fee reductions. The closing felt like our joint accomplishment.
