She started the process by providing a very comprehensive market analysis and answering all of my questions. One of my requirements in advance of putting my house on the market was to find a place to live that met my extensive requirements, but Janice was up to the task and found me the perfect place right away. Then she brought a stager into my home, and provided recommendations for plumbers, electricians, etc., so that I could get my house ready for market within 2 weeks (which was my timeline, not requested by Janice). Janice then quickly scheduled the broker's open house and the first public open house, from which I received an offer higher than my asking price. The home inspection, responses to buyers' questions, P&S and follow up steps went very smoothly due to Janice's knowledge and calm demeanor. The closing this week occurred with no problems and I think the buyers are happy with their purchase -- I know I am very happy with this sale! ZillowVERIFIED When my wife and I decided to downsize for our 3 bedroom split level in Natick to a 2 bedroom condominium in Hopkinton, we called Janice Burke to be our realtor. We had lived in Natick for 37 years and needed guidance in the process of home selling. Janice came to our home and immediately gained our confidence. She had a great understanding of the local real estate market, told us about staging our home for buyers, and Title 4, the septic system evaluation. Janice advised us to complete a few projects before putting the house on the market. We fixed the front stairs and railings, painted the deck, and called a company to evaluate our septic system as required by law. The septic system was evaluated on July 17 and thats when our problems began. Our septic system was 37 years old and had to be replaced, even though we had no signs of trouble!! Janice was great leading us through the process of finding a civil engineer to design the new system, finding a company to test the soil for the new placement of the septic system, and finding a company to install the new system. Her advice proved to be crucial since the Natick Board of Health has great working relationships with the certain contractors. Obviously, we selected one of them and it proved to make the process of replacing our septic system move forwarded without delay. However, my wife and I became discouraged because we had a lot of buyers of our home, but no offers. Janice told us that we would get through this and continued to encourage us to stay confident. The process with local permitting, Town of Natick deed restrictions, and installation of the new septic system took until February of the following year to complete. Even though that sounds like a long time I was told by the contractors it was a normal time frame. During that 7 month period, Janice continued to show our home, and make sure we stayed positive. Finally, two weeks after the septic system was completed, we sold our home. Through the whole process, Janice stayed focused on selling our home, helping with the septic system issues and making sure that we received a fair selling price for our home. In the end, we were very happy to have selected Janice Burke as our realtor and would recommend her without any reservations.

The lease on my rental property was going to be up for renewal in the late fall.
