ZillowVERIFIED I met Janet in August 2020 through Zillow when my husband inquired about seeing a home. When he spoke with Janet, she was very warm and knowledgeable about the real estate market and the areas we were interest in. Through their initial conversation she identify exactly what he was looking for and scheduled a day to go look at homes. On our first day out Janet had a list of 7 homes for us to see. Not only were the homes perfect and met our wants and needs, the manner in which she scheduled the viewings was incredible. She mapped out the routes and times to the point that we did not travel the same roads twice and timed the distant from one home to the other perfectly. For each home, she had the listing in the order in which we were viewing them. Her organization and execution of the showings was unbelievable. In addition, she has the most amazing personality and energy. From the moment I met her we clicked instantly and I immediately trusted her advice and judgment throughout my home buying experience. While looking for a house, Janet showed us 17 homes in 3 days, which was exciting due to the fact that we wanted to move very soon. To add additional complicity to the transaction, we wanted to sell our primary residence. When we expressed our desire to sell, Janet had expressed interest in getting the exclusive listing, but also stated that she was working with a client who was looking in the area in which we resided at the time. Through Janet, we were able to find a buyer for our house and also found the most beautiful home for ourselves. For both transactions, the buy of our new house and sell of our former house, Janet provided guidance to ensure that both transactions occurred without any issues. When we first started looking at houses in NJ, our baby was 4-months old and we had no one else to watch him while we went house hunting. It was not easy bringing a baby along. Yet, we knew we wanted to buy a home within the year before our lease ended. We had also just moved to NJ for a little under a year and only had a broad idea of which neighborhoods we wanted to look for houses in. We ended up looking inside Bridgewater, NJ. Janet made the process so easy and enjoyable for us. She had us on an e-mail list that had daily updated listings of homes with our preferences in Bridgewater. We just had to contact her when we were interested in touring some of the homes on that list. She even helped babysit our baby while we toured the homes and our baby loved her. She never pressured us to make a decision right away even though we found a house we liked in about three rounds of house tours with her. Janet even gave us her honest input of the location and each house we were visited. Knowing that we have a baby who will one day go to the schools near our new home, she shared her knowledge of which houses were in a desirable school district and which houses werent. She listened very carefully what we liked and didnt like about each house we saw and their locations and made note of that. She was always quick in her replies to her e-mails and sometimes e-mailed us late at n night (even though I never expected such extremely fast replies!). She also guided us in every step of our first home buying process, such as recommending a home inspector, price negotiation, recommending a real estate attorney, etc. We have been happy with every single person she recommended. She was present during the home inspections and walk-throughs. She was always on time and would let us know via text if she was running even a few minutes late. My husband and I were just blown away by Janets organizational skills. She really made us feel like we were her only clients at the moment even though we knew she had many others to help. We hope to live in our new house for a while but if we needed to sell and buy another house in the future, we cannot imagine asking anyone else to help us but Janet after an excellent first experience with a real estate agent. Here are some of the qualities that I would want to highlight:1. Responsive - Never even once I felt that there was a communication barrier between us and her. She is very professional and ensures she is on top of things. She used to send us emails sometimes at 2 AM or later to respond to our queries.2. Patient - Once we started looking at the houses, Janet never even once forced us to buy a particular house. On the contrary she would tell us if she did not not like anything about a house and provided critical inputs for helping us decide.3. Meticulous - She kept track of so many requests from us. i used to sent her so may emails, texts, WhatsApp messages and she responded with answers to every single request. She has a great memory too!4. Energetic - There were times when we saw 5-10 houses in a day and Janet invested considerable time/ effort in educating us about each house, town etc. She can walk a mile without breaking a sweat!5. Knowledgable - Janet has been in the industry for more than 18 years, she knows several towns like the back of her hand. 6. Attentive /Listening skills - Every house we saw, she starts creating a mental picture of the preferences (e.g commute to NYC, wooden floors, low taxes, colonial house) that we used to tell her. Her keen observation/listening skills helped her to show us the houses that were as per our liking.7. Team - Janet has surrounded herself with high achievers who help her be successful. She has a great team of assistant, mortgage broker, attorney, inspector etc.7. Personal - Janet is very personal and friendly in nature. After some weeks we felt like as if she was part of our family. If we did not like the house, we were still happy that we got to meet her :)In terms of how i used her expertise in different phases of home buying process, see below:1. Initial search - She helped us see around 40-50 houses in the span of 3-4 months (Westfield, Cranford, Summit, Livingston, Scotch Plains, Berkeley Heights)2. Initial Offer - She helped us structure the offer (with the help from mortgage broker). I also worked with Janet recommended mortgage broker (i selected him after detailed due diligence) who helped me get pre-approved in a very short time period.3. Home offer Negotiation with sellers attorney - Janet has good instincts. After initial negotiation we went with her final recommended price for the houses. She does her due diligence by looking at the area comps to decide if the offer should be low or at par.4. Attorney - I also used Janet recommend attorney (LAI & RO LLC). And they were terrific. They worked with me at every step. They are fairly priced and I highly recommend their services. Janet was always involved in all the emails involved with attorney. She continued to invest her time with us during this process.5. Inspector - Janet helped me get in touch with right people for inspection of house. She was present during the inspection and brings lot of calmness in every situation.6. Closing - Janet ensured everything was a smooth affair all to the very end. The entire process from initial offer to closing took less than month!! Kudos to her team and the people that i worked with.On a final note, i would like to say i dont see Janet as an agent. I see her a friend, companion and a neighbor. Both me and my wife wish her all the success and we look forward to having tea with her in our new fancy backyard!

ZillowVERIFIED As a New Jersey native and an sourcing executive currently living and working overseas in China; one would think that it would be next to impossible to find and buy a new home in New Jersey while being 6500 miles away. I did at first, yet I decided to give it a try and in December 2015 I set out on my 1st quest to find a reputable agent to help me in this process. I started out by doing a Google search and I asked to show me the top three selling real estate agents in New Jersey, specifically working in areas of (Plainfield, Brunswick, Metuchen, and Colonia). Janet Bolantes name showed up on each list. I then proceeded to do more research on Janet Bolante, and the online reviews stated that she was a seasoned and very well respected real estate professional, working for Weichert. Funny, I was initially thinking to just call Century 21 since I bought my apartment in Iselin through them many years ago, but since my Google search showed that Janet Bolante worked at Weichert I figured let me send her an email and see how she responds? So I did just that. I began by introducing myself. Then I advised Janet that I am an owner of a condo in Iselin which is just perfect for me since I spend most of my time overseas for work. I use the apartment a few times a year when I return for brief visits and its been really perfect except for now. While in China, I rescued a wonderful Basset Hound the year prior who stole my heart from the moment I saw him. I named him Miko and while we are living in China right now, I would like to return home to New Jersey over the next year. If I do an apartment is not the best place for a Basset Hound, he needs his own yard so he can exercise and play. So, I would like to try and buy a single family home. I would be in need of an agent to show me tentative properties and schedule viewings on a very tight schedule when I return home in mid January. I then provided my estimated budget, and what I would be looking for in addition to my most important prerequisite which was that is must have a nice yard. Hit the send button and thought to myself, she will probably think Im nuts but lets see ?? Janet responded almost immediately. If there were a 10 star rating under responsiveness, Janet would hands down rate all 10! Janet worked non-stop throughout the entire process, and was available at any time. This is invaluable to someone like myself who is trying to coordinate a new home purchase on a twelve hour time difference. Janet made this process so pleasant and easy. Yes ,she found me my home, she found two homes...My 1st selection and offer didnt work out with the sellers after attorney review. I was back in China, so we started again. This time, Janet went and did the showing on my behalf by documenting the homes with very detailed photos for me to review by email. There was one in particular that I really liked and as we will say, the rest is history! Janet sold me a home remotely and I could not be more happier with the final purchase! My flight arrived at 7PM the evening before closing and Janet met me at 9PM for the final walk through. The house is wonderful! Janet Bolante is an outstanding real estate professional!
