First start with a budget per month you think you can afford. Make sure your credit is in good standing. Make sure you have the following information ready to provide to a lender: Last 2 years tax returns, several months bank statements, debt information (including child support), W2's and/or 1099 information, SS#, DL etc. Find a lender or ask me for names of lenders to get you pre-qualified. Ask questions about the type of loan you qualify for, how much is the down payment and how much are the closing costs. Sometimes closing can be part of the contract if all parties agree but you should know how much money you need on hand to close. Once you are pre-qualified then you can start looking but do not let anyone pull your credit after you pre-qualify!!! Have a realistic idea of what you can buy in your budget.

Remember that the first impression makes a difference. Curb appeal is important. Make sure outside is clean, tidy, mowed etc. Check exterior for rotten wood and peeling paint. Make any necessary repairs. Remember clean, declutter & depersonalize. Update home if possible with fresh paint, flooring, light fixtures etc. Make sure appliances are in working order. Make sure roof is in good condition. Take a step back and look at your home from a buyers perspective. I am always available to make suggestions or give ideas!

II helped a couple purchase their dream home on 20 acres 8 years ago. We accepted a cash offer which was over list price and closed in 7 days!
