Q: 1. What advice would you give a buyer trying to purchase a home?

Destin, Fort Walton Beach & 30A are popular vacation destinations, where pricing is higher and market a little more competitive. The surrounding communities of Niceville and Freeport are 20-25 minutes from the beach and a great alternative to the higher priced beach communities. Be sure to have your finances in order, get pre-approved for a mortgage, and be ready to act quickly when you find a property you like.

Q: 2. What advice would you give a seller trying to sell their home?

Consider timing your listing to coincide with increased visitor traffic between late spring and early fall. Make sure your home is well-maintained, decluttered, and staged to showcase its potential as either a primary residence or vacation property. Emphasize your home's proximity to community amenities, beaches, schools and attractions. Finally, research recent sales of comparable properties and work with your realtor to set a price that attracts buyers while maximizing your return. Be prepared to adjust based on market feedback.

Q: 3. What types of clients have you worked with?

I've worked with clients in every stage of life (first-time home buyers/sellers, move-up buyers, down-size buyers/sellers, new construction), those with life-style preferences (golf, tennis, social club, etc) and those on a wealth building journey (vacation/long term rentals, single and multi-family, RV lot rentals, etc.), and commerical sales, office, retail, multi-family.

Q: 4. Do you have any special education or training that will benefit your clients?

My diverse educational background and professional experience provide unique advantages for my clients. My degree, which encompassed architecture, construction, landscape design, and interior design, allows me to offer comprehensive insights into a property's potential and value. I can help buyers envision possibilities for renovations or improvements, and assist sellers in highlighting their home's best features. My land development experience enables me to advise clients on property potential, zoning issues, and future area growth. This knowledge is invaluable for investors or those considering new construction. As a former licensed commercial appraiser, I bring a deep understanding of property valuation. This expertise helps sellers price their homes competitively and aids buyers in making informed offers. I can analyze market trends, comparable sales, and property features to ensure my clients make sound financial decisions.

Is it possible to give ????????????!!!!! Where do I start! Hillary came to our home and in detail told us exactly what we needed to do to get ready to sell. We trusted the process and did everything she told us to do. Two weeks later she came back with her professional photographer and took beautiful pictures of our home, Tuesday the house was on the market Friday and Saturday we had 3 FULL asking price offers, shes just that good. Hillary will get the job done! She will work tirelessly for you to get the result youre looking for. Were so happy we picked Hillary! We sold a house and gained a life long friend. Thank you Hillary Terry and Stef

Hillary was absolutely fantastic as our agent for the purchase our new home. Throughout the whole process Hillary was there for us. We had one house fall through (it was a reno that was never going to be done on time) and Hillary was there, negotiating, meeting inspectors and coordinating every aspect of the sale until the end when we found our new home. We couldn't have ask for a better advocate. Hillary is a caring and thoughtful real estate agent who listens and delivers. We are so thankful we had her in our corner!!

Just impressive service! I've not had an agent that listened as well as Hillary. Once I knew what I wanted, Hillary delivered better than what I wanted. All communications were answered. She delivers with no surprises. She is my only agent going forward...buying and selling

We moved to Florida a few months ago. After apartment living we decided to buy a home. Before finding Hillary my husband and I were using another realtor. She did not seem to care if she had our business or not so we were extremely frustrated. After putting a bid on 3 homes with the other realtor we decided just to stop our home search. We looked at a house and Hillary was the listing agent. My husband called her and she was eager to show the home. We put in an offer on the house that day and she took it from there. We never had a problem. She always followed up with us and today 4 weeks later we now own that home. She is extremely knowledgeable and helpful with anything we had questions about. If you need a realtor I recommend calling Hillary. She took the frustration out of our home searching.

Hillary is the best! She really cares about finding what you are looking for, not just for a quick sale. I have had realtors in the past who only wanted to "get done" and that is NOT the case with Hillary. She took the time to get to know us and what our perfect home was all about. She spent months sending listings to my email. This was very helpful. I highly recommend Hillary if you are looking for your forever home!!

Hillary helped my FL family last summer by giving extremely helpful advice to emphasize the home's strengths before listing it for sale. Once the home went on the market it sold in just 4 days! The speed of the sale plus planning a move to another state made for a hectic summer. There were several 'bumps in the road' during the process but Hillary was an outstanding advocate for us, always available to answer questions and to work out a number of complicated details. She helped decrease stress during the sale/move by always being patient, diplomatic and professional. Her real estate knowledge and positive attitude helped the entire process to go more smoothly.

We initially contacted Hillary about finding a house for my parents, and let her know that the search would be a long one since they decided to sell their current home before purchasing the new one. For Hillary, that didn't seem to matter, as she was very patient with us and presented many properties for us to screen for my parents. Once their house was sold, she was very patient with all of us and was very helpful and understanding of what my parents were looking for and catered to their very specific needs and wants. When I need a realtor in the future, I'll trust Hillary to handle the real estate buying or selling process.

Hillary helped us find a great home and close the deal in a market very challenging for buyers. Throughout the process, she listened to our needs, likes, and dislikes. She also helped us focus on the important variables and pay less attention to minor details which could be mitigated easily. I would work with her again.

I have known Hillary for many years and have always found her to be friendly and trustworthy. We had attempted a few times over the last 5 years to sell with other realtors; but had no luck. When it came time to put our house on the market again after renting for several years; I didn't think of anyone else to sell it. She had lots of good advice on prepping it for market and staging it to look good for potential buyers. I highly recommend her services in selling houses!

Hillary was a great help to us. We were new to the area and she was able to answer all of our questions and address all of our concerns. She was always accessible but never pushy. She went above and beyond by helping us with issues that arose while we were trying to sell our home in Ohio as well. We will definitely be using Hillary again for our real estate needs.

Hillary was the best realtor we have ever worked with. She was consistently professional, upbeat, had wonderful ideas, and worked hard to not only sell our house, but to help us find the home of our dreams! She set up open houses, sought out potential buyers, and kept us in the loop through the entire process. She is kind, helpful, and honest. I would recommend her to anyone, and do whenever I get the chance. You will not be disappointed if you hire her as your realtor!
