The real-estate market on Long Island was in an upturn after 10 years of depressed values and Raleigh real estate values were rising, too. We needed to act fast to sell our home at a high and buy something in Raleigh before it was out of reach. In addition, our daughter and son-in-law were looking for their first home, and we all wanted to live near each other. We needed a buyers agent to quickly show us properties when we could travel down, guide us through complexities, consult with us long distance, and be there through the entire processaEUR"from finding our home through closing on it. Through her great reviews we found Helen. We called her immediately and the fates were with usaEUR"Helen had a cancellation and met with us that very day. We loved everything about her and engaged her. Our daughter and son-in-law did as well. We were only in NC for a week, so Helen cleared her schedule and took us to look at resale and new construction homes and town homes in North Raleigh and the Wake Forrest area. She also gave us a tour of the area and took us into some shops and cafes to meet people and get a feel for the towns. Her questioning of us to determine our wants and needs was astute. Helen helped us work with the builder, choose our plot and our interior upgrades, and read through (and correct errors in) mile-long contracts. She was there for our periodic walk-throughs and found things that needed attention. She found us a great inspector to give the house a thorough going over and radon test before closing. She was there for our closing. Helen was incredibly organized, thorough, and immediately responsive in every interaction (via text, email, or call). And she went to bat for us with the builder on more than a few occasions. (Our builder team was great, but on any build things can happen).Being so far away from where our home was being built was hard, but with Helen at our side we knew that we were in the best possible hands and could concentrate on selling our home, packing, and planning our long-distance move. She was extremely knowledgeable, thorough, and responsive.If you're wondering whether or not you need a buyer's agent on a new construction home, you ABSOLUTELY do. Helen was amazing throughout the entire process and was with us every step of the way. She helped us pick the best lot for our home, she thoroughly read all of the builder documents/contracts (pointing out several errors that could have been devastating had we found out later), she negotiated the contract on our behalf, and she communicated with the builder on construction issues. Believe me, there WILL be issues with new construction homes where you'll need to have difficult discussions with the builder. It's just the nature of the process and hopefully they can all be remediated. We're glad we had Helen on our side. For example, our floor plan showed a closet that was not actually in the work plans. Helen talked to the builder and got the builder to add in the closet for free. She even watched our 1 year old daughter during one of our walkthrough meetings because we didn't have a sitter (although I'm sure she doesn't want me advertising her as a babysitter). All in all, Helen was AMAZING and we are SOOOO glad she represented us.
