ZillowVERIFIED Heather Walton Class-Harlan Realty We had not relocated in over 31 years when we decided to downsize and relocate to a 55+ community. With such a long time since our last move, we needed a take-charge, no-nonsense, experienced, and knowledgeable realtor who could steer us through the process. Heather Walton from Class-Harlan was our last interview and we knew immediately that she was the realtor we needed. After the interview, and before any commitment, she walked through our property for over an hour and showed us exactly how to stage our home. We signed a contract with her the next week and completed all of Heather?s staging recommendations. She also worked very closely with her photographer to capture our home just the way she wanted to show it, from both the interior and exterior. The lead picture of our backyard, pool, gardens and home fit her strategy for selling property beautifully and powerfully in the multiple listing and other venues. The first day on the market we had 12 showings. The second day we had 5 full-price offers from well qualified buyers (a priority for Heather). With Heather?s guidance we accepted our best offer based on conditions of the sale, including the replacement of our septic system. We closed on our home on October 30, 2018, with both buyers and sellers fully satisfied. There were a few bumps in the road during the inspection process and in the terms of an escrow agreement for the septic system. It was Heather?s strong leadership and knowledge that steered and reassured us through these difficulties. ZillowVERIFIED I can?t speak highly enough about our experience with Heather Walton. Heather represented us to sell a small investment property. She provided excellent advice with respect to market pricing and what repairs/improvements to make and not to make. We were reluctant to put our property on the market ten days before we left for vacation. Heather convinced us that, because there were few competitive properties currently on the market, this would be a perfect time to list the property and that we would have a signed agreement of sale before we left. Within three days of the first showing, we had four excellent agreements to review. Before we left, not only did we have a signed agreement of sale, but the buyer?s termite and property inspections had also been completed, and issues related to the property inspection had been resolved. We left for vacation awaiting only the buyer?s mortgage approval (there had already been a pre-approval). Throughout the process, Heather kept us completely informed and demonstrated high ethical standards. As potential issues arose (and they invariably do), she provided us with good advice, and what could have been a complicated transaction was, from our perspective, hassle free.

We loved her first instant that we met her in person. She shared stories about her family, her kids and how they grew through the central bucks school system. On our first visit my toddler gave her two stickers that she proudly wore on her hands all evening long when we saw homes ? She was always on time for our meetings and was very well prepared with all relevant printouts and such. She was very respectful, not just to us but to the homeowners whom she never met, which meant a lot. As an example, she would request us to not discuss flaws with a home if the owner was present or to visit a home that we had committed to visiting. She very quickly understood our needs and wants and guided us appropriately. She was great at pointing out the positives in homes and the neighborhood but more importantly was not hesitant to point out the negatives. Her advice on the pricing of homes and during actual negotiations was very sound. At no point was she pushy. In fact we saw around 30-35 homes over a couple of months before finalizing one. She was extremely patient with us throughout. She also guided us throughout the home buying process ? pre approvals, inspections, finding lenders, title etc etc after we settled in on one. Heather has spent a very long time in the central bucks area serving the community here and knows the area like the back of her hand. She is the head honcho of Class-Harlan reality, is busy, but is also extremely hardworking and managed to spare us time during the week or on weekends for showing homes. The other thing that amazed me was that she literally has contact information for pretty much anyone that you would need in the home buying process ? inspectors, builders, masons, contractors, townships, handymen, water testing and purification, all the way to the locksmith!! She is also very tech savvy (although she will not admit it ?). She is quick to respond to texts, phone calls and emails, uses the dictation feature to save time typing, can easily maneuver software such as google sheets to plug in real time notes on properties?. All in all, we had a great time and were thankful that we had Heather by our side during our home buying process.

ZillowVERIFIED Tim and I selected Heather after interviewing 3 highly recommended realtors in the Bucks County area. She was the only one who came fully prepared to the interview. Heather not only walked through the home with us and gave immediate feedback on what we Must Do, Could Do, and what could wait in terms of preparing our home for sale. This was really great since the other realtors said they would have their home stagers come out and review things with us at the cost of at least $300 for 2 hours. Needless to say, we appreciated the immediate feedback and savings of $300! In addition, Heather came prepared with comps in the area and a recommendation of pricing our house - it was a range from sell quickly to Ok to wait for several months for the best price. This range was realistic and allowed us to select a starting price based on our own timetable. Working with Heather was the best part of the whole process. She was always very accessible and responsive by text, email and phone; very confident and reassuring when our home inspections kept coming in with results we didnt want to hear; and maintained both a warm yet highly professional manner in facilitating negotiations and follow-up discussions with the buyers that advanced smoothly despite some potentially difficult obstacles along the way. The settlement day was a very happy day and Heather was terrific! She made sure we were fully prepped and prepared, and even had a very unexpected and lovely card and gift to commemorate the sale of our home. Overall, I could not give a higher recommendation for Heather whom we selected after interviewing 3 experienced individuals.
