Link up with a Realtor you trust that is resourceful. Great Realtor has the right contacts to guide you through the process, offer homes that are NOT on the market yet and have your approval ready to go so when the dream home is found you can act. Pick a top agent that does lots of transactions as they can give you sincere advice and isn't concerned about getting the sale closed cause they need a paycheck.

Find a top Realtor in the area that sells lots of homes. Visit with them and see how your personalities work together. Ask lots of questions and see if the person is confident and competent to sell your home. Don't feel like you "owe" anything to anybody (brand new realtor that's a family friend and just got licensed or your neighbor), you owe yourself the best so research that person and hire them. For most people, their home is the largest investment they'll ever make so you need to trust the person you hired to get the job done.

I've worked with lots of first time buyers, investors and repeat buyers/sellers. Selling over 100 homes per year, over 2 a week, really has you interact with lots of new people. I help everybody equally and we don't have if somebody is buying/selling a $50,000 condo or a $1,000,000 home as I am in it for the relationship and being realtor for life. I'm over 80% repeat and referral business, so that is a huge testament of clients coming back and new ones getting created daily.

I had a client that was looking for a home in a very competitive price point and most of the time they weren't the strongest offer. They were a very nice young couple looking for their first and could not find a home with their previous agent. I got after it and found them a OFF MARKET home that they were able to purchase for less than they wanted to spend and it was the dream home. It was amazing to make that happen and reduce their stress level as new baby was on the way! How fun for them!
