Both transactions closed successfully, and were priced optimally. The final price of a sale is largely a function of market conditions and timing, but we believe the listing price is almost as critical in introducing the property to the market, and Cristy and Guy nailed it. We can attest that they cared deeply about our interests and objectives, and are consummate client service professionals aEUR" they pay attention to every comment, every nuance, and every piece of detail and background information offered. They are extremely thorough, and will hold your hand through the entire process, buying or selling - it was like doing business with a close friend or relative. Like any transaction, there were a couple of hickups along the way, but Cristy and Guy ironed them out proactively, ensuring a smooth and timely closing. Finally, they communicate proactively and effectively (but not excessively), and were always reachable when needed or returned calls, texts and emails quickly. I talked to Cristy over the phone - she was super friendly and made it easy to schedule a time for the tour. On that planned tour, I met with Guy. I had a few real estate agent recommendations from friends and coworkers, but I decided to work with Guy and Cristy after talking & meeting with them. I liked them because they seemed genuine and cared to help their clients more than just making the sale. Since it was my first time going through the process, I wanted to work with people I could trust and be comfortable with. Considering how hot the housing market is, I expected the process of finding and buying a home to take a long time. However, with the combination of good agents and a little bit of luck, I have found the perfect place (it was the 3rd listing Ive toured) and was able to purchase it with no complications. Throughout the process, both Guy and Cristy were super helpful and informative. A few examples are: 1. he made contact with the sellers realtor at a weird time, like 4 pm on a Saturday afternoon, when we were leaving Reno. So we were able to view the property after a tough day of driving around and coming up empty. 2. Guy knew the market well enough to fairly negotiate the purchase price. 3. He emailed us active listings so we could get a feel for pricing/value of the Lake Tahoe real estate market. If we liked any of the listings, Guy would go to the house and take thorough videos of the interior and exterior and report back. Our concerns about investing in a remote location quickly dissipated as we continued our correspondence. In short Guy was very adept at the logistics of working with out of town clients and ultimately made our visit to Lake Tahoe very efficient. ZillowVERIFIED I hired Guy to sell my house because he had very quickly sold a previous house for me, in what I think was his rookie year. This time the house didnt go as quickly, but it was not for a lack of trying. Guy actively marketed the house with about six open houses and direct communication with other agents. Guy was very responsive to any queries I made. I rate negotiation skills only as adequate because ultimately there were no negotiations so I have no basis on which to provide a rating - I accepted the offer without any negotiation. If I had to offer advice, Id suggest Guy not be afraid to make a recommendation to the seller as to how to improve the property for sale In this case that was replacing the carpet and putting on a new roof, which could have been done sooner. My initial thought had been that an offer would reflect these needs, but in my opinion these things prevented some early potential buyers from making offers.

ZillowVERIFIED Guy Johnson is a professional, conscientious real estate agent and I recommend him to prospective buyers and sellers. He kept appointments and returned telephone calls in a timely manner. He is patient and makes good recommendations. A couple of potential sellers created problems which Guy Johnson attempted to resolve, but these were not his issues, rather those of the selling agents. Due to some disingenuous behavior on the part of the sellers of the property I ending up purchasing, however, I had to spend far more than necessary to make the condominium habitable. I believe the selling agent did not manage the sellers with sufficient due diligence, after the sellers vacated the premises and took property that was to have remained as disclosed in the purchase agreement. There should have been a walk-through between the sellers/seller's agent before anything was agreed to by the buyer/buyer's agent. No seller should be able to "skip town" and take property without notice.
