Get a pre-approval from a reputable lender. Make sure that you are comfortable with the monthly budget number. Make a list of must have items and a separate list of "wish list" items. Keep notes on all homes viewed and likes and dislikes. Be methodical.

Understand that the market determines value and keep emotion out of the process. Recognize and understand the difference between a "want to" sale and a "need to" sale. Be realistic about the condition of the home and ready to repair things that need it or willing to negotiate to compensate for current condition.

I sold a duplex to a retired contractor that was a vandalized duplex. He occupied one side and completed renovated and upgraded the duplex over a period of two years. We placed the duplex on the market at the high end of fair market value and were under contract in less than 6 hours. Due to his excellent skills and knowledge the duplex is bringing the highest price per square foot in the area. Buyers are thrilled beyond words, seller is making a tidy profit and we are off to invest in his next project.
