About Gianny Niebla
I want to thank you for taking the time to look at my website. I would like to give a little history about who I am and why I can be a great asset to you. I started off in real estate when I would go help my dad with his construction business. I was only 6 years old the first time I went to work with him and I loved learning the craft. I would go with him on all of my days off and this taught me a lot about hard work; I would not be who I am today if not for that. The natural evolution for me was to become a realtor as I loved the industry and wanted to continue working in it. Now I work with Robert Bourne Real Estate one of the best real estate brokerages in South Florida who are known for their exceptional one-on-one training. I am very excited for my team and I to help every single one of you. My suggestion to buyers is to be open to doing small jobs. I would prefer a home that needs paint and floors to a home that in 5-10 years needs a new AC, new plumbing, new roof, and rewiring electricity. Yet I find that in many homes the value of a brand new roof, AC, plumbing, and electrical can be lower than the value provided by porcelain tiles and paint. And that is a big mistake if you have the ability to do some small work I would suggest it because repainting a home is cheaper than replacing a roof but in many cases the roof add's the same value as a coat of paint.
Do the simple (and cheap) things because buyers will value them more than some other larger and more important things. I have found that buyers prioritize simple cosmetic things over non cosmetic expensive issues. I can think of an amazing example, we had a home on the market for $349,000 and there was another home one block away that was identical (same sq/ft, same builder, same year). The difference was the home we listed was brighter (we used 100 w daylight bulbs) and appeared larger due to the color of the walls. However the other home had a roof that was less than 1 month old with warranty while our roof was 7 years old with no warranty. They had new appliances and a new AC compared to our old appliances and nearly broken AC. With all that to consider the buyers preferred the older AC, roof, and appliances. Due to brighter paint and $75 dollars worth of light bulbs from home depot. The moral of the story is know what the buyer wants and deliver there is no point in spending money if they will not value what you purchased.

I recently closed a transaction where we found the ideal home for our buyers and they instantly loved it and we wrote an offer and it got accepted they were ecstatic. One week goes by and all is well the property passes inspection and no major issues were found. But when we receive the title and lien search an open permit pops up for the standing steam metal roof that was installed 8 years prior. The owner was unaware and my client feared that the closing would not take place however we quickly went to work alongside the listing agent and the city to resolve the issue. We had inspectors come out and close the original permit then reopen a new permit and once again close that permit and using our connections and expertise we managed to do all of it with 2 weeks of delay. At the end my clients were ecstatic that they could purchase the home of their dreams and didn't have to wait for what they originally believed would be a six month process. This is why having a local agent is important because they have connections to solve issues in a faster more efficient manner.
I began in Real Estate at the age of six, my father was a contractor and he would take me with him during summer vacations and take your child to work day. During this period I would come to learn everything required to build a home from the foundation to the roof therefore giving me knowledge that even seasoned real estate professionals have not had hands on experience with. This made my transition seamless because I only had to learn about the logistics side of real estate due to my extensive knowledge of construction.
