He was always in communication with us and made sure to check in with emails and texts and then set up calls if needed, which I appreciate it since I don't have a lot of time for phone calls. He assisted with getting us the haul away and cleaning teams and also helped set up the estate sale by recommending a great business. He also knew which buyers weren't serious so we could root them out as to not waste time and and it took a few rounds of new offers but we ended up getting a very reasonable offer for a fixer upper with major issues. So much so it was hard looking for another house to buy because their realtors failed at getting the house presentable. Gary immediately stood out from the others with his knowledge and apparent attention to detail. And he did not disappoint. Far from it, in fact. In addition to his market analysis being spot-on, Gary acted in a sense as our general contractor organizing and scheduling -- with our prior review and approval -- preparations for listing the house, including coordinating an estate sale, the haul-away of personal effects, various landscaping upgrades, and complete interior painting and near-total flooring replacement. His knowledge of what forms to provide in escrow and what disclosures to make was critical. During that first interview, Gary assured us that none of his listings stayed on the market long, and, as he had predicted, our house received multiple offers and went into escrow eight days (!) after it hit the MLS, selling about 3% *over* the asking price. I can't imagine a better real estate sale experience.

He was an incredibly experienced, knowledgeable, and trusted partner in the home buying process, and we feel very fortunate to have worked with Gary. At the start of our home search, we didnt know what qualities we were looking for in a buyer's agent and were not entirely sure that we needed one. We initially reached out to Gary because he was the listing agent for some of our favorite San Pedro listings that sold before we were officially looking. My wife also worked for Compass briefly back in New York so we trusted the brand and knew their platform was top-notch. Search - Gary helped us refine our search process. Since we were first time home buyers we hadnt crystalised the trade offs in costs and amenities for the area. Using the Compass app, we collaborated with Gary to fine tune our search parameters. We also looked at a dozen or so houses to get tighter on our actual needs. This helped when the right house came along, and we knew it was a house we wanted to buy since we had proper context. Offer - We made offers on two houses with Gary as our agent, and won the second house we bid on. Gary was selling a couple houses around the same time we were offering in the area so he had good context where the market was that week/month. Ultimately, what number we offered was up to us, but I found his input helpful and he wasnt pushy. Escrow, closing and beyond - Once our offer was accepted until the day we closed, and then onward, is truly where Gary stood out. His network of contractors and crafts people helped us work through the inspection, prioritize work to be done, and eventually helped us get the house ready to move-in. Gary is a pro.
