ZillowVERIFIEDThe teamwork and processes provided by Fred and Esther at Stepanian Group Realtors should be considered the model for all other realtors. While all three realtors appeared capable, adequately motivated, and knowledgeable, the Stepanian team attended with compassion, counseled with authority, and demonstrated superb knowledge of the area/neighborhood and highly dynamic market. From beginning to close, their team concept, where everyone has individual expertise, made this seemingly overwhelming process flow as clockwork. After losing my princess, remaining in our family home became too emotional, so after meeting with and interviewing three realtors servicing the Tustin/Irvine area, Fred and Esther accepted the challenge. The Stepanian team worked as consummate professionals, identifying issues, providing solutions, planning, and staging for sale, performing an open house, evaluating and recommending offers, and negotiating for the overall best value. Lastly, the team maintained communications to ensure timely updates. Thank you, Fred, Esther, and Mark, for everything. You three and those working behind the scenes have my sincerest and heartfelt graduate for making this difficult time feasible.

ZillowVERIFIED The Stepanian Team is top notch in every aspect of a real estate transaction! I had been trying to sell my parent's condo for months with no success, not even 1 offer. Once I hired the Stepanian team, I had immediate RESULTS- 3 offers! This team understands the local market, pricing, negotiation and the escrow process. They literally held my hand and talked me through every step. Once I hired the Stepanian Team, my months of anxiety ended. They have wonderful resources to get the property ready for sale too. My only regret is not hiring them sooner!

ZillowVERIFIED Hi, Fred, Esther and Mark, It is a real pleasure having the Stepanian team as my listing agent. I was very happy to receive the highest price EVER for my model. I usually retain my younger sister as my buyer agent to get the rental research and negotiation done well. When I need to list my own home and insist on the value. I consider the Stepanian team the first. Thanks to Fred for aggressively negotiating on my behalf. My sincere thanks to Esther who walked through the repairs with the handyman and stager teams and made sure the preparation and staging work were done up to model home perfection. Thanks to Fred, the photography was beautiful and super professional. Thanks to Mark being very patient in answering my questions and making sure the termite and HOA repairs got done in time. To sum up, my sincere thanks to the Stepanian team, you made the challenging target of breaking record sale price in Tustin Field I easy to achieve. I Fei

ZillowVERIFIED Fred and Esther are the complete package. They are savvy and come "armed to the teeth" with the best resources and the energy to make things happen fast. They not only exceeded my expectations, but I cannot imagine ever seeing this kind of performance from anyone else. They define excellence. My wife and I are well experienced with the benefits of choosing the right realtor. We were aware of Fred and Esther's reputation for being the top realty team in Irvine. We were hoping this reputation was not just based on sales because... we really needed help. When we first approached Fred and Esther, we asked them to take the lead in renovating and repairing, staging, and of course, bringing the house successfully to market. Our situation at the time was somewhat dire, as we not only had to cope with the COVID-19 pandemic, but my wife encountered severe medical issues (unrelated to the virus), which demanded a huge time commitment. We had almost no time or ability to do the massive cleanup--let alone supervising the repairs and renovations our house needed. Because of that, we dragged the process on for months, testing everyone's patience, until summer turned into winter and we had just managed to find an apartment. During that time, the Stepanians introduced us to an insanely capable and affordable general contractor who renovated our kitchen, did the downstairs flooring, and even brought in a team to help with removal of our over-accumulated "stuff". They also helped us move our furniture to our new apartment. The Stepanians provided me with a good recommendation for a termite inspector who did the wood repairs and tenting (fumigation). But by the time tenting was completed, there were only a few weeks left before Christmas. There was still so much to do--upstairs flooring, window coverings, landscaping, deep cleaning, interior paint, attic insulation, many other major and minor repairs, and finally staging. Since we were no longer occupying the house, I told the Stepanians to take over--do what needs to be done. This was like releasing the hounds. No longer restrained, the Stepanians pulled a miracle, scheduling all work back to back, leaving no gaps. And by the time staging was done (they used impressive furniture from Restoration Hardware), the house looked like a brand new model home. Our listing posted just before Christmas--traditionally the worst time of the year. Fred carefully set the asking price. He cautiously thought the price was optimal such that a bidding war might result. And a short bidding war did result, ending in a price slightly above our initial listing. Then we got the news. The sale had broken the record for Westpark Promenade--the highest price seen for that development, including homes larger than ours. We can't thank Fred and Esther enough, as well as all the folk they brought in to complete the job.

ZillowVERIFIED We chose Fred and Esther because we wanted real estate professionals that specialized in our local area and that had a proven track record. We especially liked their "Team" concept. Each individual on the team had a specific duty that they specialized in. The team worked together in perfect unison to guide us to our goal, which included a very quick sell with multiple offers so that we could choose the exact sales terms that we hoped for, and they also negotiated a leaseback for us until our new home is built. We highly recommend Fred and Esther's team based sales approach if you would like to ensure a successful sale of your home.

ZillowVERIFIED In the midst of a once in a century pandemic which caused economic turmoil, we listed our condo for sale with Fred and his team. From the outset, Fred and his team came up with a plan, continually gave us advice and recommendations and ultimately sold the property with multiple offers for above asking price. Once the property was in escrow, Freds team seamlessly handled all of the closing process and again kept us informed of its progress. We hired Fred and his team for their local knowledge and expertise and would highly recommend them. They are all very hard working, dedicated individuals who are well versed in all aspects of real estate.

ZillowVERIFIED Fred and team are on the ball! They did the search to set the selling price and advised us on how to clean up and stage our house. We got many, many offers leading to accepting an offer of 18% above asking price, and had a contract within 48 hours of listing on the MLS. Fred is a very astute real estate agent and negotiator. The support team are efficient on top of the paperwork. With their help, we closed in under 21 days. We highly recommend Fred and his team for potential sellers.

ZillowVERIFIED We hadn't been successful in selling our condo with other agents, and we decided to call Fred and Esther because we'd often seen their signs everywhere around our neighborhood and other nearby areas. They were pleasant on the phone and came by to meet us. They gave us all the information we needed to understand the market and the selling strategy. Their team did a fantastic job preparing our house for an open house with staging and listing! On the first two days of listing before the open house, we already got a few viewings and had about 30+ more viewings during the open house, while previously we only had a few viewings over a 2-3 month period. We got a few offers right after the open house and were able to sell our home in record time. Thank you Fred and Esther! You both, along with your team members who were wonderful to work with in all regards, lived up to your reputation.

ZillowVERIFIED We very recently worked with Fred and Esther to sell our home in Irvine in the Westpark neighborhood. We have done a home purchase in the past with them as well. We have the utmost trust in them that they would give us the best advice, and guide us through the process absolutely smoothly. They have an extremely strong team who are on top of the process right from the get go. Right from getting the home ready to staging the place, things happened systematically and without a hitch. Their knowledge of the local market and real estate is what makes them standout. We had the pleasure to refer several of our friends to them, and every one of them had amazing experiences. We have had a very amazing experience working with them, and wouldn't think twice to go with them again.

ZillowVERIFIED Excellent team. From staging the home to close of escrow and beyond Fred's team is just a class ahead. They did the job well and we had offers the first day of open house and were able to close the sale in less than 15 days. That was impressive. We had several questions on lot line and the likes from the buyer and Fred's team took the required steps to ensure its done immediately to keep the buyer tuned-in to close on time. Excellent work as always. This is not my first experience, but it just keeps improving with Fred's team. Thanks.

ZillowVERIFIED If you live within the neighborhoods Fred/Esther cover on their website, I would recommend their team. The key word is team. They have a wonderful team that prepares, presents and executes at each stage of the process. They are a great source to discuss your needs. But I would also recommend...do your own research and understand what you need and how to create a partnership with the team. Selling or buying a house is like preparing for a journey. Know where you're going, your timeline and the people you plan to travel with. We reached our destination as planned. Fred/Esther and team certainly helped us get there.

ZillowVERIFIED Fred and Esther and the whole team made our selling experience wonderful. Right from the very beginning, the entire team helped us through the process of staging (great job Maggie and Esther) in getting the house ready to put on the market. In the end, all that work paid off. Fred's insightful analysis of a rather dynamic market was quite brilliant. The nice thing we liked about Fred was he would confer with us and provide his advice, but never ever forced us into anything and left the ultimate decision making to us. This type of collaborative process made the overall experience less stressful. Mark's follow up and advise during the escrow process was extremely helpful in our decision making. Gustavo and his team's diligent and timely work to get the house ready for sale was instrumental in getting to market as scheduled. A big thank you to the entire team for a pleasant experience. We would certainly recommend Fred and Esther for any real estate needs! Thank you again folks!! - The Bhat Family.

ZillowVERIFIED I could not be happier I chose the Stepanian team to represent me in the sale of my condo in Westpark. From my initial meeting with Fred and Esther through escrow closing, I experienced a seamless, professional, efficient process every step of the way and had the pleasure of working with an amazing, knowledgeable team who are incredibly focused on all of the necessary details to get a property sold. Although I once called this property home, I relocated several years ago to the East Coast and was initially concerned being a "long distance" seller would pose some inevitable challenges. I could not have been more mistaken. After suggesting some minor improvements, doing a beautiful job staging the property to show at its best, and providing excellent guidance regarding pricing, the property sold and escrow closed very, very quickly. I can't thank Fred, Esther, Mark, Maggie and Gustavo enough for all their efforts and willingness to go above and beyond to get the job done. It was an absolute pleasure to work with this team of professionals and I hope to have the opportunity one day to do it again.

ZillowVERIFIED Recently sold a condo in Irvine, Calif. I bought this condo from Esther 6 years ago, they helped me rent it, and now they helped me sell it. I have been a realtor for over 30 years, and I think The Stepanian Group is one of the best I have experienced working with. This condo had a mold issue which was corrected, but I am sure without their excellent team work it would not have closed & in record time. ZillowVERIFIED Professional, knowledgable & caring. It was a pleasure to work with Fred, Esther, and their team as we sold our Irvine home. Selling a house can be stressful, but they did a great job of setting expectations and educating us about the process--as a result, the only surprise was the exceptional price they achieved through their marketing efforts. They also gave helpful advice on our purchase of a new home. Unfortunately, we used a less experienced realtor on that transaction, and I wish that I had met Fred & Esther before our contingency period closed. They know their way around a deal and their experience shows. I recommend them without reservation and I will seek their advocacy the next time I buy or sell a home.
