FAQ
It really depends on the buyer. A first-time home buyer, move-up buyer, second-home buyer, and investor are all going to have different priorities.
One thing I consistently tell buyers is to focus on the monthly payment, not just the purchase price. Your mortgage payment is a bill you’ll be responsible for every month, on top of everything else in your life. I want my clients to buy a home they’re excited about while still being able to maintain the lifestyle they’re comfortable with.
From there, we can look at price range, interest rate, property taxes, HOA dues, insurance, and other costs to understand what the home will really cost each month.
The goal isn’t simply to buy the most expensive home you qualify for. It’s to find the right home at a payment that makes sense for you.
The first question I usually ask a seller is: What is the ultimate goal? Then I follow that with: What is motivating the sale?
Those answers shape the entire strategy.
Some sellers need to sell quickly. Others have more flexibility and may want to test the market, maximize price, coordinate a purchase, or time the sale around a move. There isn’t one approach that works for every seller, so I like to understand the bigger picture before recommending pricing, timing, preparation, or marketing.
From there, I explain how I approach the sale differently. My background in valuation helps me look closely at pricing, buyer perception, comparable sales, and what could affect the home’s value. I also stay very hands-on throughout the process, from preparing the home and positioning it for the market to negotiating offers and helping the seller understand what they will actually net.
The goal is to build a plan around the seller’s priorities, not force every home into the same formula.
I’ve been fortunate to work with a wide range of clients over the years, from first-time home buyers to affluent clients purchasing a second or third home with cash.
I’m especially proud to help VA buyers and sellers, and I never take for granted the opportunity to serve clients who have served our country.
I’ve also worked with investors across several strategies, including fix-and-flip projects, buy-and-hold investments, 1031 exchanges and spec home construction. That experience has given me a broader perspective on value, renovation potential, resale, and long-term investment decisions.
One of the biggest compliments I receive is when fellow Realtors and real estate professionals ask me to represent them personally when they’re buying or selling. To me, that says a lot about the level of trust they place in my experience, judgment, and representation.
No two real estate transactions are exactly alike, and some of the ones I’m most proud of are the ones that feel almost uneventful to the client.
A smooth 30-day escrow with no major surprises, no unnecessary drama, both sides communicating well, and a closing that happens on time or even early is a great outcome.
Clients will sometimes say, “That was easier than I expected.” My response is usually that smooth transactions often feel easy because the people involved know what they’re doing and are anticipating issues before they become problems.
I sometimes compare it to an experienced plumber who makes a repair in ten minutes. You’re not really paying for ten minutes of work; you’re paying for the years of experience that allowed them to diagnose the problem quickly and fix it correctly.
Real estate is similar. Experience shows up in the details, the communication, the negotiation, and in keeping a transaction moving forward without creating unnecessary stress for the client.
I actually started my real estate career as an appraiser. Becoming licensed was a lengthy process and gave me a strong foundation in valuation, market analysis, and understanding what really affects a property’s value.
By the time I completed that process, the market had shifted significantly. Fortunately, I also had my real estate sales license and was given the opportunity to pivot into sales.
It turned out to be a much better fit for me.
I enjoyed the client interaction, the negotiation, and being able to guide people through the entire buying and selling process. That transition ended up shaping my career, and I’ve been fortunate to help hundreds of clients over the years.
My appraisal background still plays a major role in how I advise buyers and sellers today, especially when it comes to pricing, value, and evaluating the risks and opportunities of a property.
Over the years, I’ve taken numerous real estate classes, participated in coaching, and continued learning as the market, contracts, technology, and industry have evolved.
But I also believe there’s no substitute for experience and deal volume.
Being involved in hundreds of transactions exposes you to different properties, personalities, negotiations, inspection issues, appraisal challenges, financing situations, and unexpected problems. That experience helps you recognize potential issues earlier and gives you a much better idea of how to handle them when they come up.
My background as a former licensed real estate appraiser also gives me an additional perspective on value and market analysis.
Education is important, but in real estate, I believe some of the best training comes from being in the business, seeing a lot of transactions, and learning from each one.
