ZillowVERIFIED Eric Engdall was everything I needed in a real estate agent. He analyze the real estate market in my location and educated me so that he and I could agree on an asking price. He made helpful and educated suggestions about staging of the house in preparation for listing and he arranged for professional photography, including drone photos showing the overall size and location of the house and property. He told me in our first meeting that he would be present for every showing and he was. He learned the ins and outs of the property so that he could adequately represent what the home had to offer. He even hiked the 13 wooded acres surrounding the home so that he would be familiar with the terrain when talking and showing the same to potential buyers. This was an important element to the sale. Throughout the sales process, Eric demonstrated his knowledge and professionalism over and over, smoothing the contract process between buyer's agent, seller, and attorneys. He continued to smooth the path through inspection and again, was present for all inspections, home interior, exterior, septic, and well. Eric continued to smooth the sale process up to and through the closing. When there was a snag in communication between any of the parties, Eric intervened to solve the problem/communication. Eric is a very hardworking real estate professional with a great demeanor and the experience and intelligence that made me a satisfied seller. He was extremely professional in his initial walk through, pointing out simple improvements that would aid the sale, and estimated the sale price of our house right where we were looking. At our first meeting he had a 3/4 inch binder of information on our home, neighborhood, comps and market trends. I won't go into detail, but Eric used his impressive knowledge and professionalism to aggressively market our home. He was in constant communication - never more than 5 minutes without a callback. We probably appreciated his brutal honesty about our house, and his help in deciding what upgrades and fixes to do prior to listing the most. ZillowVERIFIED My wife and I had been in the market for a larger home for our growing family. Looking for over a year we had dealt with a few local real estate agents trying to go at it on our own. We decided to get serious and hired Eric on a recommendation. We were very pleased with our results. We moved into the home we wanted at a price 60k below appraisal within 3 months of retaining his services. Eric proved to be very knowledgeable on the home buying process as our situation was unique buying a relocation property, but Eric returned all of my correspondence quickly. Eric had a great knowledge of homes in the ct shoreline and showed me several comparable homes after i explained what i was looking for. My satisfaction with his services did not simply end at his procurement and negotiation skills Eric went above and beyond. We owned a condo in which we made the decision to keep and rent out, Eric made himself available with questions regarding that process and even helped with a template for a a lease contract all pro bono. Our closing was to fall on the same week as hurricane Sandy, but was pushed back do to new requirements from the lender after the storm. Eric was a reliable go between and worked many late hours making sure the deal went through as quickly as possible. Eric also found us a place to store our belongings when we moved from the condo and were still awaiting the closing of our home, he also helped us unload the moving truck. Eric showed he had an old fashioned work ethic and a neighborly sensibility. I gave Eric a very specific list of what I was looking for and he was able to provide me a house that included all of them. He also linked me with very knowledgeable and accomodating professionals with insurance, lending and inspections. The whole process went so smooth my only concern was it seemed too easy. Now I have my first house and it was exactly what I was looking for. ZillowVERIFIED Eric Engdall did a wonderful job for us. Just prior to our leaving Waterford, in Sept.for Florida, I called Eric's office to gather information on rental our home on New Shore Road, in Wateford. Shortly after our phone conversation, Eric was at our home and we were going over our possibilities of rental our home. By the end or our visit, we had made a decision to rent and as to how we should proceed. Eric gave us guidance as to how to get the house ready to rent. This was in the middle of Aug.Our home could not be rented till Jan. 1st and only until June 30th. Eric said he could make this work for us. By Feb. 5th it was rented. As we were out of state, Eric took care of everything for us. We are so pleased with his professional, carning manner. ZillowVERIFIED Eric recently helped my fiance purchase a home in the Old Lyme area. He represented our best interests throughout the entire process, from looking at the right homes all the way through to our completed purchase. He was an excellent negotiator and more than that, he knew the process of buying a home better than anyone we'd ever met. Eric is a genuine good person and is a tireless agent. he assisted us with every detail along the way and the people he referred us to for inspections, etc. were all a pleasure to deal with and professional - from termite treatment to radon remediation, from home inspection to septic pumping, Eric knows the right people to call who do good honest work. We don't ever plan on moving again, as Eric really helped us get into our dream home... But if lightening strikes (fingers crossed it doesn't hit the house), and we ever sell and move, Eric will be the first person we call for both sides of the transaction. It was refreshing to work with such an honest person during a process where you often feel overwhelmed. Eric made it all right.
