James is a family friend so we already know how amazing he is but he really saved our sanity and he went above and beyond for us to clean out our parents house and get it ready for sale. It sold in four days with a 14-day escrow that went through without a hitch. James found a great buyer which was really important to us. Thank you Jimmy-we appreciate you!!
Working with Emma and Brian ultimately was a disappointing experience. While they seemed very knowledgeable at first, it was clear that we were just another number in their stats that they like to continuously display. When you hire a realtor, you worry you are just another client for them to make their commission off of, and that is how we felt. Our first red flag was when they suggested a list price that was too low and did not bring appropriate comps to our consult. We researched enough to know we could list higher. We listened to our gut, listed higher, and even got 7 offers (many over list price), in an extremely tough, high interest rate market. When it came to negotiation, the first thing on the phone from Emma was ?ok what questions do you have?? For us, we?d prefer to go into that conversation with some guidance on how the offers looked so we could have an appropriate discussion. You hire experienced realtors for their experience, so where was that? When it came to the actual negotiation, they were unable to handle difficult conversations with the buyer?s agent. Even seeing screenshots of their conversations, they simply would communicate as a middle-man that would say things like ?I will ask the sellers and see!? to ridiculous counter offers. When you are in a negotiation, you want someone who is on your side, pushing to get you the best deal, and putting you ahead of the buyer?s agent and buyers. It felt as though they wanted to be liked by everyone, and would push us to make concessions instead of the buyer?s agent. Again, we listened to our gut, even though Emma and Brian made us feel like if we didn?t accept the ridiculous counter offer, that the buyers would back out. Of course, the buyers did not back out and we were able to at least reduce the amount of seller credits. This was a prime example of Emma and Brian putting the close of the deal over us. After escrow closed and we were in our rent back period, the relentless buyers agent who had consistently been communicating very bombastically and clearly had an over-the-top negotiation style, relentlessly pushed to have their buyers do additional inspections while we were packing to leave. Considering we had a lengthy inspection contingency and a reasonable escrow timeframe, we pushed back and said we want to focus on packing and don?t need additional inspections that the buyers could do on their own time after they moved in. Emma and Brian continuously pressured us to let them in (which felt like they were trying to save face with the buyer?s agent and not upset him, which just led to us being upset). When we did let the buyer?s agent in with a termite inspector (reminder escrow is already closed at this point), even the termite inspector was shocked that he was doing an inspection during our rent back period and he also expressed extreme frustration with working with Emma and Brian. Lastly, other small things. If you want a realtor to be involved most steps of the way, including open houses, they won?t be. Emma went to one of three open houses. The other two open houses were with realtors that had no background of our listing or the things we were looking for. While looking on the ring camera, one of the realtors let people bring dogs into our house. One realtor didn?t follow directions and closed our listing early, where we saw prospective buyers come to a locked door from our ring camera. We called Emma multiple times, were greeted with a ?full voicemail box? and finally heard back from her later in the evening explaining it was a mix up. The Barron team is a high-volume group that will tout their number of sales per year. If you are looking for a hands-on, informative agent that will negotiate for you and follow-through with their promises, I would look elsewhere. They have an answer and excuse for everything, so I?m sure they will for this post as well. There are so many other great realtors out there, I would not put the sale of my house in their hands again. We are very direct people that let Emma and Brian know our concerns once they happened. Even Brian agreed they seemed to be having some missteps in the past year. I believe this is due to them focusing on team expansion (look at the number of agents they have added within the past year) instead of focusing on their clients. It is clear their priorities are set on empire expansion and not their clients. We have had wonderful experiences with every other realtor we have worked with in buying and selling our homes (follow through, negotiation help, guidance, and so much more), so I know there are great alternatives out there.
James is the BEST! He knew exactly what to do to get my home, prepared for a sale, and we received an offer way over our listing price. I completely trusted his judgment and all aspects of the transaction.
James helped me get my dream house. He is a great negotiator and knowledgeable about the neighborhoods. We were able to act efficiently with James? help and advice. My husband and I can?t be happier with the outcome.
James was very proactive with finding me available properties based on my budget and preferences. When it came time to pull the trigger on a property I liked, Jimmy was very helpful and informative on the entire process. He was also great with negotiating the price and getting me a deal that both me and the seller were happy with!
James was instrumental in my ability to obtain my first home in San Diego. He was able to negotiate a great deal for myself in a very tough market. As a first time buyer, there was a lot of uncertainty, questions, and back and forth. He was very patient with me and helped me through the entirety of the process! Highly recommend James for all your residential real estate needs.
Mindy is phenomenal! When working with her, she ensures she extends all of her resources going above and beyond to help find the best fit for her buyers. She always makes you feel like you arent being pressured to make any decisions that dont fit your situation. Mindy takes care of her buyers and takes pride in the relationships she builds with them, especially during what can be a stressful or extended process. She does an outstanding job of involving herself in all aspects of a sale from start to finish, on a professional and personal level, making you feel comfortable and building that trust between the sellers and the buyers. Mindy helped assist my mother in buying her forever home, my mother had been scammed by a previous realtor and lost some of her deposit. A good friend of mine recommended Mindy to us and we still talk about how this was one of the best decisions we ever made. My mother loves to tell the story about her forever home journey and because Mindy made sure my mother felt safe and built that trust that she wouldnt let anything like that happen again, and she delivered! We found my mother a 4 bedroom 3 bath that she absolutely adores and she was able to complete the buying process almost seamlessly with the support of Mindy and her team. There arent words to describe seeing my mom so happy in her home because she deserved it and we wouldnt of been able to see her here without Mindy. Thank you, for your patience, your time spent researching different locations, taking care of my mothers concerns during a stressful time, and making sure she found that perfect home. We will be sure to keep in contact with Mindy in hopes that she will sell me my dream home one day too!
Lydia always impresses with the level of professionalism and dedication she brings to the table. Her involvement in the local market and excellent communication skills make working with her a no-brainer - highly recommend to anyone looking for houses or rentals in the San Diego area.
Looking to become a first time owner is so intimidating, and Lydia made all my fears go away. She is an expert on the San Diego area, providing data, trends and fun information about each location we looked at. She was extremely communicative, setting up weekly meetings with me to keep my timeline on track and ensure my budget was of top priority. She was available to answer any question I had. Lydia is also very personable! She normalized my fears, validated and listened to my needs/ wants on a new spot. She is kind and I wish everyone could have as positive if a real estate experience as I didn?t with Lydia.
