I had no previous experience in selling a house and I had a tight timeline because of an already planned international move. I contacted Santana Properties via their homepage and I received a call back on the same day. Carlos took almost an hour to explain the basic steps of selling my house and what Santana Properties could offer. I also contacted other realtor companies and had very mixed experiences, none took as much time for me as did Carlos. After the initial contact, Carlos and Liz stopped by to take a look at the house. Three days later they took the photos/drone-videos/3D-images of the house. They helped me to stage the house and even gave me a hand to carry out old furniture. Three days later, the house was listed. After 5 consecutive days of open houses (all organized by Santana Properties), the house was sold. But the support didn't stop there. I received a 'manual' listing all important to-do's, the best timing and what I could expect to happen during the next 8 weeks. ZillowVERIFIED Having bought and sold real estate in the greater Boston market as a homeowner three times over the last 15 years, I'd have to say that the Santana Properties Team made the simultaneous home sale/buy process head and shoulders above all others! To start, as if by brought by destiny (or her child), Charlotte was the first agent in the first property that I was seriously considering! With that said, she was never pushy; she was just very informative about the area (i.e., hyper-local to the Somerville and Cambridge markets, as well as some surrounding towns). Once I realized that particular property wasn't the right fit for me, Charlotte gave me her card in case I have questions before I went on my merry way checking out other properties. As it happened, another property in particular stood out and I realized Santana Properties was the real estate group representing the seller. I reached out via email to Charlotte with some questions and, boy, did she answer! We spent about 90 mins video-conferencing, going over the buying process in general, along with her patiently and informatively answering my questions about trying to sell and buy simultaneously. [By the way, this was BEFORE I signed anything asking her to represent me!] Knowing I had to do my due diligence in vetting other buyer agents, Charlotte gave me the contact info of a previous client as a referral and left it at that. Of course, from her previous client, 's rave reviews, I signed to have Charlotte be my buyer agent. Because I was trying to buy AND sell at the same time without the need to rent short-term or couch surf, Charlotte recommended her Santana Properties colleague, Carlos Ramirez, who is solely a listing agent. After more due-diligence vetting, I also signed Carlos to be my listing agent. I'm so glad both Charlotte and Carlos work in the same group; I'm also glad that the group is Santana Properties! Because of their relationship with North American Development, Santana Properties team members have better knowledge and access to these properties. Thus, on the buy side, Charlotte was able to show me new constructions just about to be completed! With her expert guidance, attention to detail, positive energy, and tremendous patience and gumption, I was able to close on a property with mortgage and home sale contingencies, something unheard of in the greater Boston market! Over on the buy side, one of Carlos' team member, Liz Wheeler, helped me stage my home. The best was her impressed reaction when I showed her the actual staging results after our consult! With lightning speed, Carlos and his team were able to photograph my (now former) condo and have the listing online on a Thursday morning with open houses that weekend, resulting in pre-pandemic level traffic and sign-ins. With Carlos' Gandalf-like guidance and chess-master-level strategy, we were able to accept an offer by end of day that next Tuesday! Fast forward roughly 2.5 months from our 1st meetings, I simultaneously sold my old property and bought a new one. Now I'm in my new place, trying to write a review that does justice to how wonderful Santana Properties Team members have been throughout this particular home selling and buying experience. Of course, special shout out to Morgan Vanderford, closing specialist guru who was working behind the scenes for both my purchase and my sale! I could barely keep track of all the documents; I have no idea how you handle that for multiple clients! The real estate journey from the consumer perspective is never straightforward; it's as enjoyable as receiving the news that no drilling are needed at the dentist or no shots are required at the doctor's office. With that said, Santana Properties made home selling and buying more like a bike wine tour: you may go through bumps along the way but you're treated with sabre-corked champagne at the end! Carlos was amazing - he was super responsive and had a lot of great advice. This was actually the second time the team at Santana Properties helped me buy a home - a few years ago another realtor there, Matt, helped me. Matt was equally fantastic, but has since moved on to selling properties (still at Santana) and referred me to Carlos. I had been planning on buying something in the Spring and had been passively watching the market for a few months to get a sense of what's out there. After watching the market for a few months (Carlos was incredibly patient and never pressured me to make an offer), one Friday night I got a MLS notification for an amazing house. ZillowVERIFIED Santana is the best! We sold our condo "at a distance", meaning that we didn't live there. Now being a realtor in New Jersey myself, I have experienced a good many ways that listing realtors go about it, and based on that I can tell you that the Santana team is really top notch! From the first appointment they were able to not only tell us why they are good at what they do, but they have examples to back it up, and their approach is very comfortable and confidence inspiring. They always kept us up-to-date on what we needed to do, they did some extra cleaning before open houses, kept us informed on every open house and private showing, and despite the buyer's initial offer being lower, ultimately the condo sold for asking price. And it didn't stop there. After the contract was signed and in attorney review, they provided excellent service, meeting with inspectors, buying and replacing/installing smoke/CO detectors etc. and smoothly guided us to a quick closing. Of course as a seller you have to do certain things yourself but the Santana team made it as effortless as it could be. Also, we never felt undue pressure to lower our price or to respond to lowball offers we were not comfortable with. Buying or listing a home can be very stressful but they truly understand the market and put in the effort to get to know you and your comfort level and work hard to take the stress out of it. First, we bought a condo back in July of 2014 with them. This summer, we used them both to sell that same condo and purchase a house. With two young sons, we were looking for a team that would be able to provide us with a smooth transition and a quick process. Matt Slowik as our buyer's agent and Todd Denman as our seller's agent were able to do this, and we would highly recommend them to anyone. We worked with Matt Slowik to purchase our new house. Because of his advice, the very first offer we put in was accepted! Matt was away with his family when we placed our offer, but he was still available to talk and even got back to us during his layover! With such a competitive market in Waltham, we couldn't believe that our very first offer was accepted. Matt was also able to get us a quick turnaround, with a closing date less than 8 weeks away. Unfortunately our appraisal came in below selling price, but Matt was able to appeal and have the appraisal changed. This was a major win for our financing! Matt also gave us some very good advice on how to decide what offer to place, and he was able to get us a closing credit from the sellers. Todd Denman was our selling agent for our condo. Not only was he able to get our property listed with a week's notice, he also got us almost 12% over our asking price! He coordinated the closing to be just one day before we closed with Matt on our house, and we were able to have a few days of use and occupancy until we were able to move out. Santana Properties was able to make the entire process of both selling a condo and buying a house extremely smooth for us. They coordinated all the logistics and made sure that everything fell into place without any major issues. We still can't believe that in a matter of eight weeks we went from not knowing this house existed to living here! Matt, Todd, and the rest of the team all made our buying and selling such positive and painless experiences. Most of our friends thought we were crazy to buy and sell at the same time, but it was actually pretty easy with help from Matt and Todd!

ZillowVERIFIED I just had the absolute pleasure of working with the Santana Team, namely Matt and Todd, to buy and sell properties. The process was totally seamless, despite both transactions having atypical paths. I always felt very well represented and truly believed that I had a team of educated, confident people in my corner. All were available at the drop of the hat, and I was always provided as much information as I wanted, and when i wanted it. Gold start to these folks - cant recommend them highly enough. In more detail, I sold a house on the South Shore with Todd D. as my primary contact. We worked together for weeks to get the price right (he provided and walked me through a quantitative analysis), time open houses with tide schedules (the property had a water view), and on and on. So very thoughtful. The house actually sold three different times in a matter of a couple of weeks (the problems were not obvious, and all on the buyers side), and all of Todds guidance and perspective as buyers came and went was superb. Most of all, in the chaos of selling a home, Todd provided a steady and trustworthy hand! The final sale was almost exactly the number Todd told me in the first meeting we would be able to fetch. On the buying side, I worked closely - and for 8 months - with Matt S. searching around western Boston suburbs. The search was long, and I was being super picky. Matt is patient, super savvy about what he is looking at, and very well calibrated about what properties are really worth. I was looking at fixer uppers, so comparable were not always obvious. I almost pulled the trigger a couple of times, and put a ton of confidence in Matts two cents. We traded a lot of notes, and needless to say his advice was always exactly on the mark. For the property I need up buying, Matt suggested we be patient and play the aEURoelong-game,aEUR? so to speak, despite the market being quite hot (he knew it was over priced). I ended up getting the house at 55% its initial list price. This was in large part because of Matts skill and understanding of the market, and should alone stand as a massive vote of confidenceaEUR|

ZillowVERIFIED As a first-time buyer, Matt helped me immensely. Because this was my first time buying a home, and because of my perfectionist tendencies, I wanted to take it slow and get a sense of what was out there before placing any offers. I asked Matt to send me a wide variety of options, even ones he didn't necessarily think I would be interested in, so I could get a sense of what was out there. I ended up going to half a dozen open houses or private showings almost every weekend for almost four months, and Matt went along with me to almost every single one (even the ones I told him ahead of time I was unlikely to make an offer on!). Throughout all of this, he was incredibly supportive and I never felt pressured to move on a place I didn't love. When I did find that place I loved, Matt was right there with me. He and his team had everything ready to go. He had me pre-approved for a loan early on in the process, had a great lawyer recommendation ready, as well as a list of top-notch inspectors. He knew the market and had a spot-on recommendation on what my offer should look like. Once I decided to move forward, everything went incredibly smoothly and progressed exactly as planned. Thanks to all Matt's help, I now have a wonderful home that I absolutely adore. Throughout the entire process he was incredibly knowledgable and friendly, and has kept in touch even after the sale to make sure I've been happy with everything. It's been a pleasure working with Matt, and when I eventually outgrow this place (hopefully not for several years!) I look forward to working with him again.

He then suggested areas to look at and highlighted properties for us that would meet the requirements. He was available when we needed him, and came to see properties with us - and regularly kept in touch. He was mindful of our list of "must haves" and even reminded us of them when we needed a reality check. He was very open and was really enthusiastic as well as a lot of fun. The Search Matt took the time to sit down with us to discuss the objectives, location, price range, style, and other key attributes regarding the rental property we were looking for.
