I had confidence in her suggestions and yet she was not pushy, leaving it to me and the co-owner to make the final decision on upgrades. She was very easy to work with. After we first met, I studied her past listings and the homes all looked like model homes. This home for sale was 29 years old! It had high potential as lots of work had already been done. But I knew she had the connections and the eye to make the home look like a model home, while she would inform which small issues were not worth any attention to get the home ready for the market. She was very responsive to questions and showed she cared & would get the best of the home sale. As I was the occupant prior to the home sale, Emily was very considerate on my needs during the sale process while aiming for the best price on the home. I waited for the sale process in Canada as I could trust Emily to communicate when needed. While I was in Canada, the first offer wanted a response within a couple of hours, she talked me through that offer. Every step of the way she worked well with me and it appears with the co-owner too. I do highly recommend her as a realtor.

We met Emily during a local Parade of Homes show before we were ready to sell, but knowing we would be in the next year or so, we exchanged information and she stayed in touch. She came out to the house on several occasions before we listed to understand our goals with the sale of the home, help us understand the value, and when we were ready to list, what we could consider doing to increase that value even more, including access to a professional stager who visited the home. Emily provided contacts to resources to help with improvements we chose to invest in. When we were ready to put our home on the market, they had professional cleaners (so helpful!) and photographers come out to help us receive top dollar for our home. We had great traffic come through as we listed with multiple offers coming in quickly. She checked in daily throughout the showing process, providing us with feedback from potential buyers agents. She knew the questions to ask, that not only landed us a new house, but got them to contribute a large down payment and lots of extras! Since I lived in a different state , she contacted an inspector for us. She also inspected the house with the builder and we were able to do a remote viewing to explain all the where's, and how to turn everything off , with the builder. She kept in constant communication with builder and lawyers etc. Most importantly kept a check on us to make sure everything was done in a timely manner. I recommend finding someone else who is a more "hands on" realtor. I would also suggest staying away from the Caul Group in general. This is not your part time agent that googles some houses and just asks you to lower your price and they write up some paperwork and move on. She did her homework, she knew the details, she knew what to ask, and looked happy doing it all. Emily is friendly and professional, but don't mistake her kindness for weakness. She doesn't let others run our sell and she holds the other agent and buyer accountable. A real agent doesn't need to give away all our cards when they display confidence and assertiveness without negativity, and ask for something in return when something is given. She was in touch constantly and the deal was done promptly, after I wasted months trying to sell the house myself with an online site/agent.
