From the start, I was impressed with the way she and her team operated, actively sending me very personalized recommendations instead of an automated MLS feed. She was clearly an expert in her market, and well aware of all of the future developments in the area. She was immediately available for any important conversations, and her equally talented team members seamlessly stepped in to help along the way. Her recommendations and advice are on-point. I told her that was struggling to find a good lender, and I couldnt be happier with her introduction to Elizabeth (Biz) Salathe. It was icing on top of the cake when I learned that they are such a dynamic duo! I had often heard that its important that your lender and agent work well together but didnt realize the true value until I witnessed their relationship. As a new investor, I initially thought that a lenders most important job was to give you money, but quickly learned how much more value a lender can bring to a deal. Biz took the time to explain all of the details behind the lending process, helped me to understand what prices would be in my comfort zone, and was a strong advocate for me when I was making an offer. It was certainly not an easy process to acquire this property. I know that I was a HUGE challenge: being a first time homebuyer-investor, buying out of state, having an extremely specific property criteria and on top of all of that, I was determined to use one of the most difficult loans! Elizabeth handled each step with grace and confidence, and always had my best interests at heart. One of the major challenges happened early on; I found a great property and wanted to see it, but before we get the chance to schedule the walkthrough, the seller takes it off the market! Without skipping a beat, Elizabeth calls the sellers agent to ask why. Its as she suspected- they werent getting the offers they were expecting. Investors had been offering prices way below listing, due to cap rates being low. She knew that I was using a different strategy and that cap rates would be less critical for me. She shared that with the listing agent and convinced them to show us the property! And since it was still off the market (and Im sure due to Elizabeth as well), my below-asking offer was accepted! At a later point was an even bigger challenge, where my earnest money was at risk. Tensions were high, but she calmly strategized a plan (and a backup plan or two) to ensure that I was maximally protected. Although I came in with high expectations (she came in highly recommended from a friend who is an equally amazing realtor), they were exceeded. Elizabeth is not only at the top of her field, but serves her clients with genuine kindness!
