ZillowVERIFIEDAlthough I had already secured a realtor, my sister recommended that I do a third interview with Edward before making a final decision. He sold her first house and she was so happy with the experience that she called him again when she was ready to buy her second house. She knew I have extremely high standards when it comes to customer service and felt very confident Edward would not disappoint. She was not wrong and Edward is now our official Family Realtor! (This says a lot because we actually have a realtor in our family.) When I interviewed Edward I shared that the most important thing for me when dealing with a realtor is communication, regular and frequent. I wanted to be aware of all steps and progress in the process for everyone and anyone who had an action. Due to recent neuro challenges I also needed someone who was willing to give me the extra help by notifying me via text any time an email came in or if I needed to sign something. Without hesitation, Edward said he was my guy and shared he has been in the business a long time and has been successful in this field because he values and prioritizes communication. True to his word, he texted me whenever an email came in, whenever I needed to sign a new form, whenever Escrow and the seller had an action and completed their action, whenever he had a question or received a response from Property Manager, and so on. He also checked in on me regularly to see if I had any questions and to confirm any forms I was sent from escrow were signed or that any documentation escrow needed was submitted. I appreciated the constant check ins and that he accommodated my availability schedule for best times to communicate. (l and am most alert and responsive in the late afternoon into the late evening.) What immediately stood out during my interview with Ed was that he had already seen the properties that I was in competition with, so instead of speculating how my property compared, he was able to use his knowledge and suggest the appropriate sales price to list to get to my desired outcome. (One realtor suggested $14k less and another $21k more). He was also willing to do more open house days than one of the other realtors. He also has an escrow team he partners with (they are great too) that is located in the same office building so it makes it super convenient for him to walk over and ask for status or resolve any issues in person. At one time he and the escrow agent called me together. Knowing that my real estate agent had complete knowledge and track of everything going on with escrow and was helping move things along made this whole process almost completely stress free. I felt like I never had to worry about anything because Edward was worrying for me. LOL. Edward also noticed a roof leak in the garage that the other two realtors I interviewed missed and ensured the HOA provided documentation that they were on hook to cover the repairs. He secured a retired contractor (that did not gauge me on pricing) to help me out with painting, plumbing and tile repairs that were needed and even stopped by to check that everything was going well and safety precautions were being followed while work was being performed. I live out of state so knowing that I had someone there to check in on things on my behalf put my mind at ease. He even made himself available when I was unable to secure a family member to be at the property to have water heater looked at by Home Warranty representative. In the end, I got an offer within three days of listing at EXACTLY the price I was hoping and praying for, and with a short escrow period of only 21 days! Through Edward's diligent handling of things it would have closed even earlier as everything had gone so smoothly. Unfortunately, we had to wait extra days for funds to be released due to an oversight by the buyer's lending institution that they did not catch at pre-approval, nevertheless, the whole home selling experience was a very positive one thanks to Edward. Oh! One last thing I would like to point out. I have never met Edward in person since I don't live in California. He has no idea what I look like and I only know what he looks like because of his online photo. That tells you how effective he is at communicating through and managing the sales process. Edward is top notch for sure!! Like my sister said to me, "Just give him an interview to see what you think." You won't regret it!
