ZillowVERIFIEDWe cannot recommend Dyann highly enough. As first-time homebuyers in Tucson, we didn't know the market, the neighborhoods, or really what to expect throughout the process. Looking back, we truly lucked out having her as our realtor. From the very beginning, Dyann was so much more than just our realtor. She was our advisor, advocate, and the person we trusted to guide us through every decision. She helped us put together a strategic offer, walked us through a pretty stressful inspection period, and kept everything moving during a closing process that definitely had its challenges. Our lender delayed funding, and the seller's agent dropped the ball more than once, but through it all Dyann stayed on top of everything and made sure we were taken care of. One of the biggest things that stood out to us was how hard she fought for us. We got every inspection item we asked for, and that's because she wasn't afraid to advocate for us when it mattered. One example that still stands out is the windows. There were several damaged windows and a number of missing screens. My husband and I honestly didn't think it was worth making a big deal about, especially since the windows were being sold "as is." But Dyann encouraged us to ask anyway. Because of her, the sellers replaced one window, installed all the missing screens, and gave us thousands of dollars in credits toward the remaining window repairs. We never would have thought to push for that on our own, and we're so thankful she did. That's just one example of how she looked out for us throughout the entire process. She knows the contracts and policies inside and out, pays attention to every detail, and genuinely wants what's best for her clients. We always felt like she was in our corner. She also has an amazing network of people. Every professional she recommended (the home inspector, termite inspector, window specialist, and everyone else) was fantastic. It made such a difference knowing we were working with people she trusted. Buying a house is stressful, especially in a city you're unfamiliar with, but Dyann made us feel confident every step of the way. She's knowledgeable, honest, strategic, and truly cares about her clients. We would recommend her to anyone without hesitation.

There were a lot of moving parts to this unique property that had to be guided through. At times it got complicated and frustrating dealing with the current market at that time. Dyann NEVER gave up. Dyann was our cheerleader keeping our family focused and in the right direction. Again, this property was unique. After many months of hard work on her behalf, open houses, dealing with unqualified buyers brought to her by other realtors, the final negotiation with the right buyer was incredible. She had our back and got us a price point that we had virtually given up on getting. We knew what was going on and where we stood all the way through the process. Closing was a breeze since she had it all handled on time, well actually a day earlier than scheduled. Now, It should be noted that Dyann was our realtor when my wife and I bought our current residence in 2006. That sale purchase was great up to the final time line of closing. The seller's realtor really almost blew up the deal being a total jerk. ( I actually (interfered) confronted the sellers about him as we were about to walk away) ( Sorry Dyann ! ) But Dyann was able to calm things down and close the deal. After our 2006 residence purchase, Dyann has handled the real estate needs of several of our friends. I can't recommend Dyann highly enough. I had to give her only 5 stars, she deserves 15 stars for likability, knowledge, personality and her reputation with local mortgage brokers.

Starting with the realization that we (my Wife and I) needed to make some improvements to our home to meet current codes and the approval of any home inspector. Dyann helped steer us in the direction of a contractor that was able to do what was needed to be done. Dyann was there for us at every step of the home selling process. Prior to completing the sale of the house, we moved out of state. Dyann kept us in the loop 100% of the time from when an offer was presented, the very next day after we headed to our new home in Wisconsin, to the final closing. When the former realtor blew the deal of our then-favorite house with serious mistakes in the offer contract, we decided to move on with a better agent. We were so glad we found Dyann! When we first called, Dyann shared a great overview of the national and Tucson local markets that was beyond the sight of an ordinary realtor. She asked for our preferred locations/house conditions and explained what they would mean in terms of price, market competitiveness, and resale value. It was a good lesson for first time buyers like us. We were on the market with Dyann for about a month. It was always easy to make appointments with her to tour the houses of our interest, sometimes from one side of the town to the other. Thanks to Dyann, we realistically loosened some of our preferences and still found the house we really, really loved. It was even better than the house we failed to buy with our previous realtor. When we just arrived at the house, Dyann immediately warned us such a house would not last long on the market. We started with the idea of buying a newer home on acreage and after spending several months attempting to find a home we changed our direction to building our own home. In the end, we did buy a new home. Dyann was able to show us many homes in all areas of Vail, Tucson and the greater Tucson area. She quickly understood our desires in a home and was able to help steer our search, without restricting what we viewed. Since we were only able to spend weekends for our search, we challenged Dyann to spend as much time with us as possible while we flew into town. She was able to spend several full days/weekends with us which was a great help in our search. As we started to change our direction towards building a new home, Dyann continued to show us land for sale with great views and locations. She also introduced us to several builders to allow us to see their current construction projects and have them provide us a high level estimate for their building our home. This was a great help to understand the builders attention to details, quality and pricing. We did make an offer on a lot but we were unable to reach a deal at a price we were comfortable. Based on this we did purchase a newly constructed home. Dyann was able to negotiate with the selling agent (who was also with the same agency) and was able to close at our original asking price. Dyann also ensured we had the appropriate safeguards in our offer terms, including appraisals, inspections, etc. Since we were out of town buyers, Dyann also managed all of the inspections and other repair or service firms needing to visit the home prior to the closing. She arranged the appraisal, pest inspections, solar companies and attempted to acquire visits by swimming pool firms. She attended the closing inspection and offered suggestions for areas needing improvements. Dyann also managed the staff who needed access to the home for repairs required as a result of the closing review. Overall we were very satisfied with the services provided by Dyann and appreciated her attention to detail.

ZillowVERIFIED Dyann sold my home in 6 days and found me a new home within that time. I loved working with her. Knows her business and very professional. She was recommended to me by 2 friends of mine. They loved working with her also. She made me feel comfortable and at ease as I was selling a family house where 5 generations of my family had lived. Very emotional but Dyann was so reassuring the whole way. I highly recommend her and will definitely be passing her name on to all my friends. The photographer she hired to take pictures of my home was excellent. Dyann made sure that photos were taken at different times of the day and every room looked beautiful. I actually wanted to keep it after I saw the pictures.

ZillowVERIFIED Dyann helped us buy our house in 2006. Since the realtor on the other side was a real Jerk ( and that;s being nice) the deal almost fell through several times. She helped us with a lease back and then to deal with the issues when the other side broke the contract. Dyann was able to keep things on track and get the deal closed in spite of the other guy. Dyann had helped a friend of mine purchase a house years earlier so I knew she did a good job for him. I HIGHLY recommend Dyann for any residential needs. She is nice and very professional.

ZillowVERIFIED I contacted Dyann by email from Greeley Colorado. I had my home in Tucson rented and the renters got behind on the rent then skipped. After talking to Dyann after she did a walk through, she made recommendations what had to be repaired. I asked her to recommend a contractor for repairs and she even contacted him and he quickly made repairs. Also she contacted a pool maintenance company to get the pool into shape, thus making the home ready to show. ZillowVERIFIED Dyann and David are currently representing me with the purchase of a new home. We have just finished negotiating the purchase contract with several counter offers. They were able to get the lot price reduced by thousands of dollars! Most people would not think that possible when buying a new home from the builder. They even got a sliding glass door added to the second bedroom for free. I wasn't aware that you could negotiate with builders to that extent but they did. I guess some people think if they don't use a realtor that they will save money but that is not true at all. It will cost you thousands if you go in by yourself! Just like that old expression in a court of law: "The person who represents himself has a fool for a client;" The money to pay realtor fees is built in to every new home price. If you go in by yourself, the builder pockets the extra money - the home price stays the same - you lose out on getting yourself a much better deal. Dyann and David knew exactly what to include in the contract to protect my earnest money - most people would never have even thought of that one. They also represent other builders so they truly know what is most important from contract negotiating through close of escrow. I sleep peacefully knowing they really have my back.
