I ultimately had to rely on friends and family, including licensed agents, to understand my options and protect my interests. The process felt like a second full-time job. As the transaction progressed, his communication became pushy and at times condescending. After I took a few days to step back and reassess whether I wanted to continue working with him, he sent me a long email stating that he was aEURoestepping backaEUR? and implying that if I lost the property, it would be my faultaEUR"an incredibly off-putting and unprofessional message. More concerning were repeated errors in critical paperwork. In one instance, he entered an incorrect closing timeline that would have required me to close in under two weeks, which I fortunately caught before signing. In another, he failed to include a counteroffer expiration date and attempted to frame the mistake as a potential advantage rather than taking accountability. Because of this pattern, I felt compelled to review every document line by line and have others double-check them. After inspections, I requested clear confirmation of what the seller would fix versus what I would be responsible for. This was met with dismissive responses. At my final walkthrough, just days before closing, he was still unable to answer very basic questions from my family about the homes structure and construction, repeatedly stating, aEURoeI'm not a contractor,aEUR? despite having been asked similar questions earlier in the process. The most serious issue occurred two days before closing. My mortgage lender flagged confusion around seller credits and closing costs that materially impacted my loan terms and interest rate. I then discovered that he had altered my signed contract by adding language to aEURoeclarifyaEUR? terms for the seller. The seller initialed this change, but I was never informed, asked to review it, or given the opportunity to approve or initial the revised contract. This created unnecessary risk and stress at a critical moment and required escalation to brokerage leadership to resolve. While the VP of Sales acknowledged the issue, he agreed to meet with me and then never followed up. Although the transaction eventually closed, the experience stripped away the excitement and confidence that should come with buying your first home. There was a consistent pattern of poor preparation, repeated mistakes, lack of accountability, and communication that made me feel dismissed rather than advocated for. I strongly encourage prospective buyers, especially first-time buyers, to thoroughly vet their agent, ask detailed questions upfront, and avoid signing any agreements until you are confident your agent is competent, prepared, and genuinely representing your best interests.
