I would tell them to speak to a lender first to get a firm understanding of their buyer power; i.e, debt-to-income and their credit score. That would be the absolute first step.
Let me play devils advocate here because there are a lot of sellers opting out of using an agent to sell their home. If you are wanting to sell on your own, do a lot of research about comparable sales so that you are able to maximize the market value of your home. Second step is make friends with a lender to help you pre-qualify your leads. Lastly, make yourself available to show your home and have all pertinent documents ready to share with your qualified buyer. Other than that, contact a Realtor to assist you with all these steps. Selling a home on your own can be troublesome and worrisome. The commission you are paying an agent is nothing compared to the money and peace of mind they can bring you with their expertise.
I've worked with all types of clients, including but not limited to, developers, investors, builders, luxury, commercial, condo owners, first-time buyers and sellers, distressed homeowners, banks, fix and flippers, hard-money buyers and on. They all share one thing in common and that is they want someone who understands their needs and wants and will stop at nothing to achieve it for them.
I was honored to put together a development deal of 262 townhomes in an area that desperately needed the product. It took me 18-months to talk the developer into moving forward, six-months to assist the developer in finding the right builder and vendors and two years to sell out his portion of interest. There were ups and downs but it was a great experience and I would do it all over again.
Well, part of the reason my family moved to Florida was because we were rushed out of our house in New York and I did not know why. It wasn't until a couple of years after I graduated high school that my mom explained that we were facing foreclosure and instead of short-selling the home my mom sold it at discount and we moved to Florida. I looked up the house and the numbers and the fascination of market value and real estate started there. After attempting to get my license in 2008 and failing, I went back to school and got my degree and took another swing at the test in 2014 and passed. I started as a solo agent and sold close to $2M on my own my first year and joined a luxury team my second year. The team leader was a mentor to me and he taught me about values and integrity and I blossomed from there.
My B.A. degree is in Project Management/Acquisitions geared towards military contracting. My clients will benefit knowing that a majority of the education received for my degree was in analyzing multiple levels of risk and always having multiple contingency plans in place before moving forward with a deal. I tend to analyze and re-analyze every contract I take on and make it a priority that my clients are covered and protected with a multitude of contingency plans.
