If I were buying out of my area I would get an good agent that sells in the local area whether I was buying a resale home or a new build home.

All sellers should hire an experienced honest agent with local market knowledge. If I bought a house out of my area I would find an experienced agent, and would not buy a house without one. Every area has it's own nuances and you just do not know what you don't know.

Luxury home sales or purchase, homes with well and septic, horse property/ farms, coinciding sales (sell/ buy at the same time), divorce,probate, first time buyers, relocation, short sale/distress sale.

I listed a home and the price was a little higher than recent homes had sold for. We thought we could push the price up a little due to low inventory. When we went on the market we had 2 showings in the first 3 days, which was low. Then a neighbor listed their home with more upgrades came on the market in coming soon status and undercut our price by $25k. We adjusted our price quickly by 10k- were under contract in a day. (We sold for $15k more than the other one).

My dad was a builder and land developer and my mom was an agent. It was a natural progression for me once my kids were old enough.

Experience and communication are the key in real estate. I work on my skills daily and never stop learning. Every deal is different and every client/ house is different. Experience and problem solving skills are essential.
