About Dennis Rieder
I'm Dennis Rieder, and I run Rieder Homes Group with my son, Mance. We're a father-son team based in Scripps Ranch, and we work all of San Diego County. Between the two of us, we've closed more than 300 transactions and over $250 million in sales.
I'm a Marine Corps veteran, and I still work the same way: make a plan, show up, and see it through. A lot of my clients are longtime homeowners getting ready to downsize, families selling an estate, and people going through a divorce or another hard stretch where selling a house is one more thing on a long list. I take on the parts that make a move overwhelming, from getting the house ready and lining up contractors to coordinating movers and handling the details after closing.
We also run our own property management company with more than 150 doors. So I know how homes perform after the sale, what landlords and tenants deal with, and what a property is really worth as a rental. Whether you're buying, selling, or holding, you work directly with me and Mance. You don't get handed off.

FAQ
Get pre-approved with a local lender before you start touring, so you know your real number and your offer gets taken seriously. Then look past how a house shows. Ask what it will cost to own, what needs work in the next few years, and how it would hold up as a rental if your plans change. Since we manage rentals, we can show you that side.
Prep and pricing do most of the work. Small fixes, paint, and a deep clean usually pay for themselves, and we coordinate that work for you before the house goes live. Then price it right from day one. A home that sits gets picked apart, and one priced right brings in the strongest buyers in the first couple of weeks.
First-time buyers, move-up families, seniors downsizing after decades in the same home, out-of-state heirs selling an estate, people selling during a divorce, investors buying multifamily, and landlords who want us to manage their property after closing. Some clients have worked with us for years on one deal after another.
A widow came to me after living in her five-bedroom home for 40 years. Within a couple of days we were touring a 55+ community, and she found a home she loved. Over the next two months we held an open house and found a buyer for her old place, lined up a contractor to update the new one, and brought in help to pack, run an estate sale, and haul things away. Before she left, we threw a block party with a food truck so she could say goodbye to her neighbors. She moved into a refurbished home, and we still keep in touch.
