I like to reverse engineer, with the home being last. Remember as a full time or seasonal resident, you will not be at the Snook Inn every night or at the Naples Pier. As a full time real estate agent and resident of Marco Island, I do my best to know the area and everyday life activities (these can be important-- often overlooked..have a few nightmare stories..) & recreational activities. Where is a good Paddleboard launch and storage? How many boat ramps in Collier County? Where are the resident beach accesses? Who watches my place when I am not here and what needs to be done? How much does it cost to replace a seawall?
As a Buyer's Agent....(I keep you informed) :
I respond, listen and ask questions - constantly.....I am not living in the home, you are going to live in your new sunny Florida home. I find out about your lifestyle - the home or condo are secondary to the life equation in most instances. Resale or new construction, I am here to help and counsel (not dictate) you on your resort home purchase. I interviewed 4 realtors prior to our trip to Naples and I went with Dean Shipley because he listened to my prerequisites as opposed to trying to cram properties down my throat that met their needs. He had 8 properties that met our needs for our visit. We started at 8 am and viewed all 8 properties by 5 pm that day. We decided on the one we wanted and put an offer in below listing price. We had an accepted offer the next morning and closed 30 days later. Dean was professional and exceeded expectations thru the process.
