The advice that I can provide a buyer is to be patient. Finding the right home can be challenging but never impossible. Having a realtor that can move quickly is very important, and not all realtor are the same. Some can’t provide you with adequate time, causing the clients desire house to go to someone else. As a realtor associate, I’ve seen how important time can be, so patience and effectiveness should go side by side.
When selling a property, it is very important that the property is not over price. With a CMA (comparative marker analysis) that I would create, clients will have an idea of where their property can sell. When a property is first on the market, the first three weeks are the most important, as the property will get the most exposure. If over priced, the property would have less chances of selling which can prolong the selling process. It’s always good to come up with a strategy that can make the property more appealing, causing multiple offers. When multiple offer occur, as the expert, I would analyze every offer from finances to the purchase agreement, and finally chose the highest and best offer.
I have work with traditional real estate clients such as Buyers, Sellers, and Renters. I have also work with investors as my firm does a lot of wholesale, and commercial transactions.
My most recent transaction has been with a first time homeowner. My clients decided to buy their first home in one of the most challenging real estate market due to the pandemic. With barely any inventory, we came up a a strategy to finally get under contract. The search for a home took longer, as there are more buyers than sellers. With competition for every property we came across, I made sure that not only was my contract good, but also that my team of professionals such as inspectors, lenders, and appraisers to name a few, would work rather quickly, making me stand out of the competition.
