ZillowVERIFIED TL;DR Dawn Rawlins is a consummate professional whose industry & market knowledge, network of resources, patience and communication resulted in my finding the perfect home. She was advocate through out the process and there were no surprises thanks to her open and proactive guidance. If you are looking for a realtor who will have your best interests, be flexible and considerate, look no further. I found a champion in my Realtor Dawn Rawlins. As a first time home buyer, I was very nervous about the process. When Dawn did her first interview with me, she asked me all about myself, my family, my goals aesthetic and what would make this a great experience. I told her all of the things I thought I knew (many of which I modified over time) and what made me feel anxious or nervous, like financial or process surprises. She reassured me that she had my back and had a session with me to explain the process and everyone's role. We saw many properties before I made a choice and she let me go at my own pace - we did anywhere from 2 - 5 properties at a time some days and while I was mooning over a fixture, she was making sure that I was keeping in mind all of the things that mattered to me from our initial interview. She never impressed her opinion on me and was a wonderful sounding board. When I was beginning to wonder if I was too picky, she reassured me the perfect house was there. I was introduced to my house from a listing that Dawn sent, and she was right, the perfect home was there! The closing process couldn't have been more seamless. We close on Monday (It was about 30 days from offer and less than 3 months from the time we started looking (even with the holidays). I could not be more grateful for her professionalism, guidance and the way she made this process easy and fun. If I had a million words, I couldn't say enough to express my gratitude for this experience.

ZillowVERIFIED Dawn was absolutely exceptional from start to finish! She laid out the entire process for us up front so there were no surprises. My wife and I are both retired military so we have sold multiple homes and Dawn is by far the best realtor weve ever had. We also got $50K over ask and I'm sure it was because Dawn is top notch. Her photographer was 2nd to none as well. Our home looked so amazing, we had 4-5 offers as soon as it hit the market!

ZillowVERIFIED This was my first home so I the process was a tad bit hectic. Dawn took her time (what a patient person she is) and showed me 12+ homes. We made offers on at least 7 of those, some as late as past midnight but Dawn was always there throughout the process. My current home was put on the market at 9pm, and Dawn texted me about 10 mins later. We made an offer after seeing it the next day and she successfully negotiated for a down payment assistance.

ZillowVERIFIED I would definitely recommend Dawn and the KW team! This was not my first attempt at buying a home as I originally attempted to purchase a home in Gainesville as well as Port St. Lucie but nothing came into fruition. Dawn is very professional, attentive to detail and very easy to work with. She came to my initial meeting with very helpful information and explained her process in a way that definitely showed her expertise in real estate, super responsive as if you are her only client, friendly and professional. She stayed the course through a very trying and frustrating buying/closing process especially during the time I accepted an offer and when the home failed my personal home inspection, I bailed out of the contract and resorted back to square one at searching for a home. Dawn is a straight shooter and extremely honest with her clients and gives great advice and techniques when it comes to multiple offers on a home and how to stand out above the rest. I will highly recommend her to anyone seeking a truly professional Realtor. Thanks for helping me buy my very first home!"

ZillowVERIFIED I dont recommend using this agent. She is incompetent. She has no knowledge of real estate. She showed us many homes, but in the end she was not experienced to show or sell Million dollar homes. She wrote offers without pulling comps, or looking at disclosures. She was lazy, stating she only pulls comps when she feels it's time. Every time we saw her she dressed unprofessional. She does not know what she's doing and wasted our time.

ZillowVERIFIED Dawn Rawlings has been such a God send to us! My husband and I had to relocate from Atlanta to Florida via his work and had such a short span of time to do so. Dawn has been extremely helpful during the process and her expertise, trust and communication was exceptionally great. She is very knowledgeable about the Florida, (Tampa) area, and kept us up to date and well informed. Dawn completely understood all of our needs which helped in taking a lot of the stress and anxiety out of the process. Her positive and enthusiastic personality is an added bonus. Dawn is very professional, responsive, and great at negotiating. In the end, we were able to find our home and have it under contract within three (3) days! We knew we were in good hands and we consider ourselves fortunate to have met Dawn; she certainly went above and beyond. She is such an amazing agent and I definitely recommend using her.

ZillowVERIFIED Dawn is awesome! We had a specific time frame we needed to close in, due to a baby on the way, and the date our current lease was ending. She was extremely knowledgeable about the area and process, was willing to go out of her way to make sure we saw homes we were interested in, and made the whole process much easier since this was our first time buying a home. I will definitely recommend her to anyone I know who wants to buy a home in the Tampa/St Pete area!

ZillowVERIFIED Dawn was extremely patient. She was informative with the details she shared with us and always answered our questions thoroughly. Dawn never hesitated when it came down to being proactive. Just with an idea of possibly wanting to look at specific properties, she encouraged us on why we should and ensured to reserve out appointments right away. Our family would recommend her to anyone!!

ZillowVERIFIED Dawn successfully helped me purchase my first condo. She introduced me to mortgage lenders, contractors, and helped me navigate the entire process of finding a new home. If you're looking for a real estate agent that is puts the client first, knows her stuff, and is very nice to work with, give her a call. You won't regret it.
