ZillowVERIFIED David found me the perfect home at 17 percent lower than listing price ! Best realtor in SF!! David and I worked for over a year to find me a condo. As a first time home owner, David made the process super easy for me. I had very specific things I wanted that included - - Specific neighbourhood in San Francisco (dog patch) - no mechanical garage - newish construction - a tight budget - sizeable living room - lots of natural light in every room David worked relentlessly over a year to find me a condo that fits all these criterions. David was very proactive in finding me condos. I rejected several good ones because they weren't the perfect one. David always advised me on what's best but never pressured me into putting any offers I wasn't sure about. The search was difficult because with high interest rates , inventory was particularly low during the time I was trying to buy. David went above and beyond to find owners in buildings that I was interested in and sending them hand written letters, emails to see if they were interested in selling. We found 3 potential sellers this way! This was amazing. We finally found a condo that was perfect for me but over my budget. David worked on this over a month to negotiate a great deal for me. After round 1 of negotiations, when the price was still too high for me, David advised that we revisit in a month if the place is still on market. We continued our search and revisited 3 weeks later and David was amazing at negotiating a great price for me. I got the condo at 17 percent lower than listing!!! It's a new building, with heating/ac and no mechanical garage! David walked me through comps in the area, comparing buildings, thinking about future resale value. He walked me through all the disclosures over a 2 hour phone call! He set up the home inspection for me, got quotes for fixing a window from multiple vendors. He used a minor window condensation issue to our advantage to negotiate with the seller. He is so sweet! He got me champagne and chocolates and a hand written card when I moved in As a first time home owner, I had constant questions and was texting David every day. He was always responsive, calm and had a great disposition. Even after I bought the house, I have reached out to David about contractors and other home related issues and David continued to assist me. I can't recommend David enough. Best realtor in SF! I have already recommended him to neighbours and they are already impressed by his work ethic ! Just amazing! Call David to have a smooth home buying process!

David identified type of places I was looking for and would send his recommendations for some potential deals. He joined me on all the visits and would provide his feedback on things he liked and what he didnt like. He guided me through the home purchase process. David was extremely patient even when I changed my mind of what I was looking for through the process. We bid on a few houses and David was extremely good at providing detailed overview of the property and what our ideal bid should be. I still remember him advising me not to bid higher for one of the properties since a few other bids were far away from the market price. Once just before putting a bid he found about a new project approval in front of a property due to which its price could go down and advised me not to bid. I wouldnt have expected these from others and Im really thankful to him. Like maybe we just like David and wanna help him out. Okay. Thats true. We do like David. We met him on the front steps of a house that was listed for sale. David was showing the house to someone else and we were definitely trespassing. David was gracious and kind. Offered to help us another time when he was finished with his client and left us with his business card. That was in 2011. For the next 7 years David cheerfully tolerated our incredibly meticulous search for the perfect home. As our needs changed over the years David seamlessly changed with them. He listened to our needs and worked tirelessly to find us exactly what we wanted and needed. When we finally identified the property, after years of searching and dozens of viewings, we leapt at the opportunity. David very wisely reigned us in and helped us through the process of bidding for and negotiating a fair price for our home. His foresight and guidance through this process was instrumental. ZillowVERIFIED Searching for and buying your dream home is supposed to be fun. Doing it in San Francisco is anything but fun. That was until I met David Poulsen from Better Homes and Gardens. His experience and expertise allowed me to forge ahead and purchase the home of my dreams. Not only did I find the perfect home, but strategically bought it under my expected purchase price. This could have only been done with the help of David. He did the impossible, and especially impossible in San Francisco. Before I met David, I had other realtors convince me to make offers on houses I could not afford, on houses that were overpriced, on houses that had hidden flaws that would have been prohibitively expensive to fix, and to make offers that had missing contingencies . Thankfully I was outbid on those houses. As one example of David?s expertise, he discovered that there was a zoning problem on a property that ultimately the banks would not fund. His early discovery prevented a month of work applying for a loan, and then being turned down for funding because of this hidden flaw. Don?t take a chance in this crazy market. Go with David. We reached out to David late April with our information and guideline and didnt think too much afterwards, all things considered. A few weeks later we get an urgent email and it turns out David had been able to find a home that met our criteria and within our budget! Even at this point I didnt hope too much as I know that the market is incredibly aggressive. Within a week we had made an offer, negotiated, and lo-and-behold we were in escrow!Throughout the proceeding weeks David was indispensable. He guided us through all the steps of purchasing a home by answering all of our questions (even the silly ones) and regularly checking in on us as well as our lenders. He kept us informed with every new update and made sure to be reachable no matter the time or day.We have now been in our new house for a week and and it feels like home. We met and ultimately the Condo was not what I was looking for - I let David know that really what I wanted was a single family home, which in my price range (250-300k) was a challenge. That same day David had found several homes in that range and slightly above for me to consider, and days later he was driving me to the ones I was interested in. I found one in particular that was an REO As-Is foreclosed property that was slightly out of my buying range, but I made some offers anyway. After over a month of negotiating, I entered escrow and have now finally closed on my very first single family home. Davids expertise, experience, and guidance through this process was invaluable. The bank (that owned the property) threw many curveballs our way but David always helped me get passed the obstacles and on to the next step. After all that my husband and I had been through we figured why not. Knowing that we had been through so many he pointed us in the right direction and sent periodic updates with homes that he thought fit our requirements. He also set me up with a loan officer named Hector who got me pre-approved for a mortgage that would better fit our needs and got us approved for 50,000 more than we had previously been approved for without changing what we could afford as monthly payments. He was extremely knowledgeable of the area and what we needed as a family. He listened to what we needed and wanted. David made himself available for us and took us on tours of the areas he thought we might be interested in. Unfortunately David found many homes in our price range that fit our criteria but we were being outbid with cash offers. this was frustrating and disheartening. through this David never gave up on finding us a home he was determined and after 7 months of battling the market he did it he found us a home the PERFECT HOME. Unfortunately, when we called we were informed that the house was in escrow had a above asking price offer that morning and was no longer for sale. David refused to take no for an answer and before I knew it , it had fallen out of escrow and was back on the market for a reduced price. David showed us the home and encouraged us to make an offer. so we did and 4 days later they accepted our offer. I swear he was more excited then we were I think we were in disbelief someone had accepted our offer after 2 1/2 years of searching I never thought it would happen. The next few weeks were a whirlwind of moving but he was in constant contact with updates on the process. He was Relentless at finding us a home and he went above and beyond as a realtor. He has become a part of our family and I wouldn't recommend any one other than him..... HE IS AN AMAZING REAL ESTATE ANGLE........

I swear he was more excited then we were I think we were in disbelief someone had accepted our offer after 2 1/2 years of searching I never thought it would happen. The next few weeks were a whirlwind of moving but he was in constant contact with updates on the process. He was Relentless at finding us a home and he went above and beyond as a realtor.
