ZillowVERIFIED As I'm sure many people are aware, the 2025 housing market for home sellers has been tough in Davis, CA. By the time that I enlisted David Fletcher to assist in the sale of our home, it was looking grim. David took time to go through market analysis numbers, show us how home sales trend throughout the year, and gave us an important snapshot of the current housing market. Very quickly, he and his team advised on small upgrades, inspection reports, had the house staged, and produced a beautiful array of house photos and a top-grade brochure. Our house was listed so nicely on Zillow and other online home search engines, complete with a video of David touring the home, which included drone footage of the aerial view of the house and surrounding parks. He organized a wine and cheese event at the home and spoke to interested buyers. He communicated with us daily on updates and action items as they arose. Within one week of his listing, our home was sold! We were impressed with how well-prepared he was from the start, showing up with a binder that laid out all the information we needed before we even knew we needed it. At the time his schedule seemed like a dream scenario, but David delivered on every promise he made in that first meeting. My parents had already moved out of state, and my husband and I were not local, but David essentially said, aEURoeHand me the keys and Ill take care of everything,aEUR? and he did! He helped us make all the decisions, and looking back we probably didnt even need to be involved in those. It was more just the process of letting go of a house our family loved for over fifty years. We were entering the market a little late in the season, but he lined up all the inspections and expedited the upgrades so we could get the house on the market as quickly as possible, and we ended up getting a great offer in four days. The entire process went incredibly smoothly because he took care of any potential problems in advance. He met with the inspectors, knew which repairs to do and which not, convinced the city to take care of a sewer issue that they were initially claiming was our problem, and even dug into our front fence himself searching out dry rot. He was at the house late at night making sure everything was cleaned properly before we went on the market, and his son even watered my moms fifty-year-old indoor tree. In other words, he went above and beyond, and he obviously puts a lot of thought and effort into his work. His assistant, Vivian, was also fantastic, and his marketing materials and staging choices are quite stunning. He made the negotiation process quite painless, and ensured that everything was as stress-free as possible for my parents. We cant thank David and Vivian enough.

Scan the 56 reviews on this site and you will find 56 raters who gave The Fletchers Five Stars on each of the four metrics. In reading the reviews, you will find a plethora of details that justify the five stars. As I read them, I found myself saying aEURoeDittoaEUR? and aEURoeSame for meaEUR? to many of the comments. The four metrics are the Skills and Knowledges of real estate professionals. They are the necessary but not sufficient conditions for a Five Star Realtor. In 2005, we sold our home in the Bay Area using another aEURoeFive StaraEUR? aEUR" a nationally renown ReMax agent. She was my gold standard for an agent until I saw David and the Goodhome Group in action. For us, in addition to high skills and knowledge levels to be a Five Star Realtor, an agent must also create a positive, trustful relationship between the agent and client. This is where David and the Goodhome Group (Brenda, Vivian, and Erica) excel. A YES to the following questions makes for a positive, trustful relationship: Does the agent really understand what I want and need? Does the agent promise only what they can deliver? Does the agent know how to tell you when your ideas or wishes are unrealistic without insulting you? Does the agent have back up plans and resources when things go wrong? Does the agent show concern for you as a person during this major life event. Does the agent make you feel like you are their only client? Does the agent have your back when it is time to make hard decisions? Can the agent stay calm amid the chaos of getting the house ready or the marketing/buying process. In the many years leading up to the purchase of our first home in November 2021, any time my partner tried to talk home buying with me, my eyes would immediately glaze over. All the confusing numbers and acronyms went in one ear and right out the other. And I felt fine about that, because I knew that, when the time came, David Fletcher would be our real estate agent and everything would be ok. Our family just so happens to be real life friends with David and Brenda and we felt lucky knowing David would be the one to help us whenever we were finally ready to buy a home. Did it ever cross my mind that it might be too good to be true- that they couldnt be both fabulous people AND excellent real estate agents? Sure. So I did what any bad friend would do and researched behind their backs. Without fail, everyone I talked to RAVED about them. Like, seriously, one guy got emotional talking about how grateful he was to have worked with David. That was our experience too. We never once felt pressured to do anything we didnt feel comfortable with. David always made sure we both had a chance to be heard, even though I was clearly not the brains of the operation. He was amazing - guiding us through the process from getting pre-approvals, knowing the pros/cons of different neighborhoods, exploring our styles and converging on the specs of what we were looking for, reading disclosures (and giving us the high-level aEURoeis this good, okay, or badaEUR? and how much various issues might cost to fix), putting in competitive bids (in a crazy market), all the way through closing. It was a tough year for buying a first home but we appreciated him making it as easy as it could be. David was always responsive and it was clear other agents (i.e., sellers agents) respected him, which was a big help to us. One thing that stood out about David, at least compared to other realtors weve heard about through our friends, is that he was highly picky (in a good way). It didnt feel like he wanted us to buy any reasonable house; he wanted us to buy a house we loved and was often aEURoebad copaEUR? to help us see where wed be disappointed and made sure we didnt aEURoesettleaEUR? for less. Even after the deal closed, David provided some really good advice on home improvement, Also shout-out to his assistant Vivian Wang who did a fantastic job, in particular helping us with some contractor appointments and recommendations. We started house hunting in early September. We must have looked at over thirty houses before we were able to come to a final decision. We really really enjoyed the process though, all thanks to David. First off, he is a really fun and genuine guy and makes the whole home buying process as smooth and easy as possible. From the get go, his expertise shows through as he would patiently walk us through all the pros and cons of each house. The way he educated us about different houses all while making it so fun was really the best part of working with him. By the time, we put in the winning offer on our house, we had learned enough from David and gone through all the different considerations so many times that we felt really ready and confident. We visited the house we wanted to buy at least 5 times. There was quite a bit of back and forth. Through all of this, David was very supportive, gave great advice and was never pushy. ZillowVERIFIED David helped me buy a home during peak covid19 shutdown. I'm a type 1 diabetic, and he was spectacular at meeting my immunocompromised needs (distancing, masks, etc). He was wonderfully responsive over email, text, and phone. His knowledge of the area was impressive (and I've worked and/or lived in Davis for 14 years). He was friendly, flexible, diligent, and no-nonsense. We were struggling with a slow lender (covid delays and otherwise), and he absolutely went to bat for us - calling phone trees and cutting through the corporate noise to management level positions. We were quoted "days to weeks delays" by the lender and were going to miss our close - David went to work and we were back on schedule in 24 hours. I don't know if he can "guarantee 24 hour success" every time, but the man works hard. He is kind and thoughtful, but really kicked some butt when he had to. Both my parents (experienced buyers/sellers) and myself (first time buyer) would recommend him without reservation.
