I would strongly suggest that we clearly understand the current market conditions and what's needed to provide a strong offer. It's very competitive, but strategies to make your offer stand out do not always have a monetary value.
I would focus on what the driving force is for moving. Understanding your priorities allow an agent to structure a marketing plan and facilitate negotiations at a higher level. People often focus on the high number they want to list the home for rather than the "net" amount of money they are walking away with. I would suggest we understand that and then work backwards to best fit your needs.
Multi-Family homes and single-family homes
