If truth be told, I had a rather dim view of realtors in general. So I was very surprised when I quickly found and interviewed three really good candidates. Each had their own specific appeal, but I chose Daryl, and I'm so glad I did. The market for condos in the Logan Circle area had really dropped when it came time for me to sell. I expected to take a hit but hoped to keep it to a minimum. I sensed right away that Daryl had a deep understanding of the market. The others were excellent realtors in a good market, but Daryl seemed to have an understanding of how to approach things in the market we actually had. As we went through the process, Daryl and Yamile were so gracious and straightforward. I'm an old lady and used to handling important transactions concerning my home in person, not hiring contractors and service people by email or text. And I had definite ideas about how to best show my condo. And don't get me started on all those new platforms I had to navigate! When I pushed back, they listened, explained, and we jointly moved forward. No condescension -- I was always treated as a partner in the process. Good thing too because after we got a contract, and all the contingencies were satisfied, I went to the unit to clean out my things. We walked in and found water dripping from the ceiling!!! The upstairs neighbor's plumbing was leaking into my kitchen and 2nd bath! We had only 10 days to get everything repaired to its original condition before settlement. That's when the partnership really was valuable. We worked together coordinating with the management company for my condo, the HOA Board, and with the contractor Daryl had recommended. Everyone seemed to bring their best to the situation. I believe it went well because everyone was courteous, professional and hard-working. We got it all repaired in time for settlement. The condo was as beautiful on the settlement date as it was when the contract was first signed. And very important to me, Daryl consistently advised full disclosure and honesty with the buyer throughout this process. He's a smart businessman, but he also has integrity. I was so pleased to get a good contract and sell at a decent price in a tough market. But I think the lasting feeling I will have is gratitude for the goodwill and hard work of all those involved. That started with Daryl and Yamile and carried through with everyone involved. What could have been an awful experience turned out being a really rewarding one.

ZillowVERIFIED After becoming a first-time homebuyer in Logan Circle in 2007, I never thought the day would come when I would also be a first-time home seller. I'd weathered several moves as a previous renter and knew what an enormously stressful process it was. But after some professional changes and a long-time wish to be closer to family in South Carolina, I bit the bullet and called Daryl. I'd met him several times at various open houses in DC over the years, and knew he was the best in the business. I reached out in early December, and by midmonth, he came by and did a quick tour and assessment of my home. By Christmas, we had a game plan, and he then put me in touch with excellent professionals who were able to do a swift (and stunning!) makeover to have the place ready for market. I then got packed and moved back to SC by end of January. After getting resettled, Daryl called me and very honestly gave me the current pulse of DC post-January and how it might affect the sales of small studio apartments such as mine. But with his clever marketing tactics, no sooner did we have the unit listed, and there were three offers in three days... And that was before the first open house was even scheduled! Ultimately, four came in, and we went to contract well above asking. Again, all within a week. ZillowVERIFIED It was disappointing to hear Daryl say that the days were over for a DC developer to buy our 4-story 1905 house to break up into condos. At least for now, in the barely post-COVID era in DC. We had hoped a developer wouldnt need the seduction (and expense) of us getting the entire place painted and staged. But Daryl had a mental picture of the young couple who would come in and fall in love with the place aEUR" and in order to do so, it needed lipstick, he said. OK, we said, reluctantly. Plus -- Daryl had a hidden superpower aEUR" an amazing team of companies and people to make it happen. And after one weekend on the market, that couple was exactly who walked in the door. Daryl steered them and their agent past making anything less than a full price offer, and away from the muck of negotiating over the inspection. One month to the day from the time the house officially went on the market, we closed. Weve bought and sold more than a handful of houses, so weve been down this road. The process for either buyer or seller can be rocky and perilous or mercifully short and sweet. The house is the house, but the biggest variable is your agent. Daryl Judy and his excellent team got us through, smoothly, skillfully and diplomatically. Were very grateful for his help in delivering the successful outcome.

My wife and I listed our condo for sale and in 5 days we had a full price, all cash no contingencies offer we acceptedaEUR|just a few weeks before Christmas no less. I think this was due in large part to the following: a forward thinking marketing plan, a well understood prospective buyer profile, and amazing staging done by CC Staging & Design. Daryl was adamant about making sure the home was fixed up and staged to perfection for pictures and showings. The team held showings over two days during the 5 day period and voila! What a rockstar team! Our home purchase process was a little more involved though it was in large part due to low inventory for our price range. Daryl and Anthony were available to show us many, many homes. They worked tirelessly in several multiple bid scenarios that were all rush situations. Some had as many as 15 offers. Daryl was meticulous in helping us structure offers to have the best chance to win while still falling within the amount of risk we were comfortable with. Our winning bid out of 5 offers in a 24 hour market period had the right balance of limited contingencies and escalation clauses to secure the home. We absolutely love the home we found in Bethesda which wasnt the ideal plan we had when we set out looking to stay in D.C. The home is beautiful and spacious with location prioritized.
