ZillowVERIFIED When I decided to sell my 2-unit, Capitol Hill townhouse, I scoured the Internet to find an agent who I felt would do a good job. I looked at each agent's individual web site, ratings, list of properties sold, experience, etc., and eventually narrowed it down to two. Then, based on a telephone interview, I chose Dare. I could not be happier with that choice.I was immediately impressed with Dare's comprehensive marketing plan. It was a thorough, well thought out approach with detailed, specific steps to help me get the best price for my property. Dare has some unique attributes in that regard, such as her own syndicated blog, favored positioning on Zillow, Trulia, etc., and has clearly developed an entire marketing program--she doesn't just list the property and put it into the MLS. She employs an effective strategy designed to get the property sold. As an out of town owner, I was also impressed with her willingness to take charge of the many small fix-up projects which would be necessary to make the property show well. She had contacts with excellent contractors, who did the work at very reasonable prices, and with my approval arranged for everything, monitored the progress, and sent pictures when the work was finished. Her judgement with respect to what needed doing and what was not essential was outstanding. She even helped with paint color selections, based on her knowledge of what purchasers like.Although I used to be a real estate agent myself, I was unprepared for the myriad of rules involved when selling property in DC, and was thankful for Dare's expertise in that regard. Moreover, when tenants are involved, there is a lot of "hand-holding" involved if things are to go smoothly. Dare was absolutely outstanding in handling two sets of tenants, and managed to keep them happy during the preparations for selling. That is essential, because a troublesome tenant can cause unbelievable problems and huge delays in selling a property.Perhaps the most valuable service which Dare provided was proper pricing for the property. She utilized a team of experienced agents to help arrive at a price which would attract interest and hopefully competition, without being too low. The current DC market is very unusual based on my experience, and the "old" technique of starting out high and lowering the price often results in either no sale, or getting lower offers than if the property was priced properly to begin with. That very thing happened to some friends of mine, so I knew first hand how essential proper pricing was. Dare's technique was spot on, and we ended up getting multiple offers which competed against each other, resulting in a final sale price substantially over my asking price. It was so high, in fact, that we accepted a slightly lower offer than the highest one, because it had no appraisal contingency and we were afraid the property would not appraise.Finally, the service after the contract acceptance was also exemplary. Dare has a very competent team which organizes all of the paperwork (of which there is a lot), and coordinates everything through closing. In summary, every aspect of this transaction went smoothly and professionally. I would unequivocally recommend Dare to handle the sale of your property, which is why I took the time to write this fairly lengthy review. I am entirely confident you will be pleased with her services, and your property will get sold at the best possible price with the least hassle.

What I appreciated most was that while they worked hard for the sale, they were low-key in dealing with us. Not pushy or over the top, just straightforward and really easy to get along with. Then the house sold for a good deal over asking and we got our offers (multiple bids and escalation clauses!) after 4 days. They really know the Hill!

She was extremely knowledgeable about the area, and the realtors and developers working in the neighborhood. When our closing date got pushed back because of issues on the builders' end, she aggressively pursued our best interests and got us into our house on time. ZillowVERIFIED Dare was extremely accommodating and knows the Capitol Hill area like the back of her hand. Could not recommend a realtor who is easier to work with than Dare. She gave great advice and it's clear that her priority is finding the right home, not getting herself the highest commission possible (I have dealt with several realtors whose priorities run the other way).

ZillowVERIFIED Dare was on the case weeks before I moved to Washington, sending listings and, more importantly, listening to what I was looking for and helping to focus the search. This was all the more important because I didn't know Washington at all and wanted to buy within a month of arriving. As a first-time buyer I wasn't sure whether I could even make a purchase happen, but she was able to clear up the confusion of diving in with guidance about both an unfamiliar process and a new city. Better yet, she negotiated a great deal. Because of her, we were able to make an offer in a couple weeks on what must have been the third or fourth place we saw on the search. I'd recommend her to any prospective homeowners, though especially to first time buyers and those who are new to the District.
