The property had quite a bit of deferred maintenance, but it sat on a very large lot, in an up-and-coming area, with a lot of potential, so I wanted to evaluate the option of potentially improving the property before selling vs selling it AS-IS. Justin on Danny's team is a licensed general contractor, so he did extensive research with the city of Long Beach to understand the various build-out options with the land, including ADU's, expanding the size of the current house, etc. Together, their team provided me with a detailed estimate and timeline for various improvement options, which I found to be very helpful. In the end, the decision was made to sell the property AS-IS, so Wade and Danny's Team got to work on marketing the property in a highly professional and skilled manner. They did a good job showcasing the potential of the property and generated multiple offers to work with. Wade and the Team worked closely with me and my probate attorney to ensure the specific steps/timelines were handled properly, thus allowing us to close the sale as quickly as a probate would allow for and at a price materially higher than I had expected. The portfolio was a mix of multi-unit properties, single family homes and condos, all of which were tenant occupied, which made the process of selling more complex and legally tricky. Danny and his Team executed a comprehensive plan to properly notify all tenants of our intent to sell, properly documenting, sending and posting all notices, as well as meeting with all tenants to personally explain our plans and timelines so as to help them understand, accept and cooperate with the process. I believe this personal touch and Danny?s hands on involvement was critical to how smoothly the tenant move-out process went thereafter. Then, as tenants moved out, Danny and his team recommended improvements that could be made to each unit so as to maximize the value on each sale, and provided detailed bids with accurate and reasonable budgets, achievable project timelines (that were always met), and an estimate of the increased value we could expect if improvements were made vs no improvements. I want to start by saying I will only ever use Danny in our future home purchases, and will only ever recommend Danny to family and friends (and I?m an insanely picky human being). The sale of our old home and the simultaneous purchase of our new dream home, would not have happened if we used any other agent besides Danny. Guys - don?t use your friend who just got their license or your family member who does real estate on the side. Use Danny. He is experienced, professional, and so knowledgeable about how to approach and close even the most complicated simultaneous sale and purchase. Every single obstacle we ran into, Danny new exactly what to do and was there for us literally every step of the way. His experience is INVALUABLE. First, he was SO PATIENT with the house finding process. I was all over the place and first was feeling a pent-house high rise in DT Long Beach, and then changed my mind to a single family home in Newport Beach. Danny never made me feel bad or pressured about wanting to see a million prosperities, and what was amazing was he had SO MUCH knowledge about every single place we visited. He really did his research for each property and had so much insight and experience to offer as we walked the various properties. He also was so knowledgeable about the pricing, was extremely thorough in following up with the selling agents when we were interested in something, and was ready as soon as we wanted to make an actual offer (he literally dropped everything so we could get our offer in before anyone else)! He also read through 40+ pages of complicated HOA docs for one property that we were interested in to make sure we were protected, and because of his attention to detail we actually pulled out of that offer because he found something that we missed. Danny made himself available to us nearly 24/7 which was essential for our somewhat complicated contingent sale/purchase. We were on a very strict timeline for selling our house in order to not loose out on our new house, and Danny was INCREDIBLE at making sure it all got done. We were out of town and he even came to our house to be present for repairs that we had to do so that we could meet all of our deadlines. He had a guy on call for literally EVERY single issue we ran into. Danny & Associates initially came out for a walk through 12 months prior to the timeframe we wanted to sell our home of (then) 16 years. The main drawback for us was power lines located in the right-of-way adjacent to our backyard.
