Review Dan was one of the few agents we interviewed that was able to recognize the value in our home. In contrast to other agents that just wanted to get our listing and then pass it off to their big agency team to handle, Dan was personally there every step of the way to make sure our home sale was successful. The professional photography he did made our on line listing come alive and really show off the best features of our home. The end result was that Dan helped sell our home in less than two weeks at a price that we felt was a fair value for it, and that was 10% higher than the big agency "experts" said our house was worth. We had an outstanding overall experience and he sold our house in less than two weeks (closed in 30 days after contract signing).We found Dan and another realtor via Homelight on July 2nd. We quickly got connected with him that evening and he was willing and happy to come out the next day, July 3rd, while the other realtor completely missed our scheduled appointment. Dan was fully prepared when we had our initial listing meeting. He came with a detailed set of comps and had good knowledge of the specific market while also presenting a detailed marketing plan for the property. At the conclusion of the meeting, he suggested two possible listing prices but left the decision completely up to us. He also provided some creative suggestions to aEURoesweetenaEUR? the listing for other potential brokers.After we felt comfortable with Dan and decided to list our property, it was down to business. He sent a professional photographer to the house and had the listing up with full pictures in 48 hours (over the 4th of July holiday). Review I give Dan my highest recommendation. Our family needed to sell a home in Pawcatuck, CT for an elderly member. I am a small business owner so I have some experience with real estate people. First, Dan carefully looked at our property noting its strong points. Next he did an outstanding market analysis using relevant comparable properties. I have seen a number of market analyses over the years and Dan does a great job. He looks at all the local properties and then uses the ones that most closely resemble the property being analyzed. I spent scores of hours researching the real estate market in Pawcatuck so I could see right away that Dan was on track. Next Dan recommended a proper listing price. Strong, at the upper end of a realistic sale, but reasonable enough that serious buyers would want to look and be motivated to make an offer. Dan understood what type of property we had and focused his marketing on the strong points the home had compared to similar properties. The result was that within two weeks we had a cash offer for our listing price and the sale closed on time. Everyone in the family was delighted. As a small business owner I appreciated the quick sale that limited the upkeep cost of the property (taxes, cleaning, yard work, maintenance, etc.). Granted, a number of things fell into place for us: the property was in excellent condition, we had the right buyer come along at the right time, other people were asking unrealistic prices for inferior properties, but without Dan's expertise of the local market and understanding of what special things our home had to offer buyers in that price range such a quick sale at a strong price would not have been possible. I watched the Pawcatuck real estate market for months after our sale and noticed how other properties similar to ours had to drop their prices significantly before they would sell. All those other sellers were paying more in taxes, insurance and upkeep (and interest if they had mortgages) than they needed to because they did not have Dan to tell them a realistic price for their properties and what their important features their properties had to offer so they would sell promptly at a fair price. Other real estate people that I interviewed in the area either suggested prices that were unrealistically high or quite frankly too low. Dan knows the market, respects the market, pays attention to detail and puts in the time. Hire him.
