We were moving from out of state and he made the process of buying a home from afar much easier, including doing short video tours of a couple of houses we were interested in but could not travel to come see in person. Dale was responsive, knowledgable, and patient, guiding us through several offers/negotiations until we got the right home for us. He provided advice and insight while keeping in mind what we wanted. ZillowVERIFIED Dale was a great communicator and responded quickly to all of the many questions I had through the home buying process. He was a solid negotiator, bargaining down the seller of our home to make the deal work for us. He was low pressure and was not pushy at all when it came to decision making. After making offers on three houses, and having inspections done at two of them, we closed largely due to Dales hard work. And, when my step mother passed away two days before closing on my new home, Dale was there to let me know that he would make sure everything is in order to I can relax and give my attention to my grieving father. I recommend him wholeheartedly.

Hes very knowledgeable and can usually answer all my tough questions, if he cant, he finds out and gets back to me the same day. He knows the market, he knows what is worthwhile and what isnt, and hes great about getting showing and giving me plenty of notification. He also went above and beyond to go do a little cleanup after I left town and the buyer wanted a few last minute things changed. Bottom line, just hire him, you will not be disappointed.

ZillowVERIFIED For a first-time homebuyer, Dale Swanton is an absolute treat to work with! Dale was kind, patient, and extremely receptive from the very beginning of the homebuying process and kept it up the whole way through. Donald Trump claims you need stamina to run the country? Well, I got the next U.S. President right here. He answered the call (or made it) at all strange hours of the day, worked around our two very different schedules (not counting his own or the sellers), and was upfront and honest with us throughout the entire ordeal. Plus, he always wears awesome socks. Dale paid close attention to what we said we wanted in our first home, and he showed us several good fits. In every home we toured Dale was thorough, pointing out what we didnt see and making note of what we saw and loved (or, you know, hated) and refined our search to match it. THEN, of course, my fiance got on Zillow and found the one that SHE really wanted, which he took in stride and worked his Sweet-Socks magic. Within hours, we were on the tour and within hours of that, he had coached us through making an offer and the rest, as you either know or are soon to find out, was paperwork. Months of it, which Dale also found a way to streamline and put our minds at ease. He really appeared to have our best interests at heart and wanted us into our dream home as soon as possible. Honestly, he probably just didnt want any more two-A.M. emails from my fiance, but eh? Motivation comes in many forms. Dale struck me as extremely knowledgeable, confident, and comfortable as he led us through the minefields of homebuying like a trusted bomb-sniffing dog, and most importantly, he didnt let anything surprise us along the way. The guy is thorough and hardworking, the kind of person you really want representing you if you are buying a home--especially, I believe, if you are in the first time situation that we were in. Hes actually so thorough and hardworking, he was still following up with us while he was on his honeymoon, five time-zones and an ocean away! This guy doesnt let ANYTHING get in the way of outstanding service! All joking aside, Dale was a great guy to work with and he really did make the whole experience very easy and, dare I say it, enjoyable. Id absolutely recommend him to anyone and Id gladly work with him again if we were to ever buy another home, but we hate the act of moving so much that it probably wont happen.

ZillowVERIFIED I would recommend Dale to anyone and everyone. I used Dale as my Sellers and Buyers agent. He gave realistic advice on the initial listing pricing my condominium and when it was time for a lower adjustment in price and the amount that would be expected at that time. As my Buyers agent he was extremely helpful in pointing out pros and cons of the houses I wanted to see. More importantly, as an agent of Howard Hanna, Dale was able to provide a full plate of options available for the sale of my condo and purchase of my new house. This process was a stressful one for me but Dale has that calm patient and approachable personality - not a hard sell type of guy. This was extremely important when the buyer of my condominium ran into issues with their Quicken Loans which delayed my closing twice. This had absolutely no connection to Howard Hanna or Dales process. Due to these unexpected delays from the buyer of my condo, Dale was able to negotiate on my behalf with the seller of my future house to extend closing dates. Dale, sensing my extreme anxiety over the situation - resulting in the actual final closings the week of Christmas, was steady, reassuring and calming. I am forever grateful that he was the right agent at the right time for me. Finally in my house on December 21, 2015, I wake up enjoying it more each day. I am finally creating a home in this house - thanks to Dale Swanton.
