About Cynthia Nina-Soto
I'm Cynthia Nina-Soto, Broker | Owner of Nina-Soto Realty in Salem, Massachusetts. I grew up here, graduated from Salem High, and have spent more than 20 years helping people buy and sell homes in Salem and across the North Shore and Greater Boston. Nina-Soto Realty has closed more than 280 sales totaling over $128 million. In 2020, I served as President of North Shore REALTORSA(R), the first Latina to hold the role, and was named its REALTORA(R) of the Year.
Before you sign anything, you'll know what it says, what it costs, and what I'd do if I were in your shoes. Sometimes that's not the answer you were hoping for, like waiting a few months or adjusting your price, and when that happens I'll explain why.
I work with sellers, first-time buyers, move-up buyers, investors, and multifamily owners. I also have deep experience with affordable and deed-restricted homeownership programs, for buyers who want to know what's available to them.

FAQ
Start with your monthly number, not the list price. Taxes, insurance, condo fees, and your rate all change what a home really costs you. Get pre-approved with a lender who knows Massachusetts, and ask whether you qualify for down payment help or first-time buyer programs. A lot of people qualify and never find out. When you do find the right house, you'll be ready to move without guessing.
Price it off what's actually selling around you, not what a neighbor listed at or what you need to walk away with. The first two weeks on the market matter most. Handle the easy repairs before you list, make the house easy to show, and know your bottom line before offers come in. I'll show you the numbers behind every recommendation so you can make the call.
Sellers, first-time buyers, move-up buyers, people downsizing, investors, and multifamily owners across Salem and the North Shore. I also work with a lot of buyers using affordable and deed-restricted homeownership programs, military families relocating, and Spanish-speaking clients. Hablo español.
A seller I worked with had found her next home on the Cape, which meant selling the house she'd lived in for more than 30 years. It was an emotional process, and we took it one step at a time. My team helped her get packed up and photo-ready in 72 hours, we put a big marketing push behind the listing, and even in a market that favored buyers, she got multiple offers and walked away with more than she expected.
On the buyer side, I worked with a first-time buyer who'd been told she didn't have enough saved for a down payment and closing costs. We got her qualified for first-time buyer programs, negotiated for the seller to cover her closing costs, and she bought a home in the neighborhood she wanted for less than $10,000 out of pocket.
My husband suggested it. He saw how much I cared about people, how I'd advocate for them, and how I could explain complicated things in a way that made sense. In my community, nobody was walking people through the homeownership process in Spanish or making sure they were taken care of along the way. I wanted to be that person, and more than 20 years later, that's still the job.
I've been a Massachusetts broker since 2010, and I teach the real estate licensing course through my school, Wicked REAL School. My designations include ABR (buyer representation), PSA (pricing strategy), MRP (military relocation), RENE (negotiation), e-PRO, C2EX, and At Home With Diversity. I'm also a notary.
