Most important first step is GET PRE-APPROVED! Above all -- DECLUTTER! AND CLEAN. Buyers want to simply "MOVE IN". Paint areas that need painted, fix what is broken. Let the light in (raise the shades, open the blinds, pull back the curtains) Don't ignore the exterior - this is where people will get their "first impression" when they do a drive by! Make it exciting - offer a splash of landscaping, porch furniture, plants, etc...........Make it inviting.

Recently I had a VA buyer (Family) and when the VA appraiser went thru the home - there was multiple corrections that needed to be addressed and....BUYER AND SELLER worked together to get all the work done!
