However, I took a loss on the sale of my property because I was encouraged to take an offer from a buyer, who I later learned, was not properly vetted. I was presented a cash offer with a proof-of-funds statements 3-4x's the sale price and a commitment to close in 30 days. After 45 days, my attorney and I learned (via the HUD statement) that this buyer could not close because they needed a mortgage. In addition, the buyer had <10% of the funds stated in the proof-of-funds statement provided to me. Be sure to perform your own due diligence. Lesson learned.
