In Maryland, starting in Oct 2016, a buyer is required to sign a Broker Retainer Agreement to be represented. If a buyer does not, the Realtor legally represents the seller and is prohibited from showing listings from their own brokerage. I would recommend signing an agreement even if its only for a day or a week until you decide if the Realtor is the right one to represent you.

Consider having a pre-inspection done on your home before listing.This affords you the opportunity to fix items or disclose them as necessary and removes the anxiety of the buyer's home inspection. As a matter of practice, when a seller completed a home inspection, the buyers often did not complete a home inspection.

I was referred to the son of a colleague to purchase a home. He was focused on an area that would have significantly increased his travel to work but would have afforded him a newer and much nicer home. I counseled him through the process with continued focus on the quality of life aspect. After spending about fifteen hours or so looking at properties, he had narrowed the search to two properties. He then called me to apologize as he had come to the realization that I was correct and despite the nicer properties available, he wanted to remain closer in. We talked further about his need to increase his buying power and decided to try again in six months. His mother called to thank me as he was prepared to buy the house regardless as he didn't want to disappoint me. The client now calls me a friend as he realizes that my client's needs are more important than any one sale and I have a new advocate.

After the birth of my first son, I took a year off the corporate world to raise my son. Thereafter, I searched for a new opportunity that would afford me the opportunity and flexibility to spend time with my son while working. A friend of mine had already transitioned into real estate and encouraged me to do so as well. I have never looked back and love what I do.

I hold a Masters Degree in Business, have completed the CDPE training for working with distressed properties, am a past member of the Council of Residential Specialists and I am currently a member of the Maryland Association of Realtors Legislative Committee working to advocate on behalf of all Maryland residents.
