We extensively interviewed two seasoned realtors with excellent selling histories in our area. Having searched online for appropriate questions , we asked about strategy, experience, trends, and logistics. We were also wisely advised by a friend to choose someone temperamentally aligned with our own personalities. We chose Craig because he obviously liked our house, immediately understood its strengths, and had a coherent selling strategy that made sense during a time when the market was becoming uncertain. He also has decades of experience and, as a native to our community, understood its selling points, potential client base, trends, and challenges. Most importantly, he was always calm, responded to all of our questions in a timely fashion, and he was one step ahead of us and the market at all times. He provided a thorough list of detailed comps, as promised, within 24 hours of our interview, before we'd even signed a contract. That was critical and, from what we've heard, is not a given. Prior to listing, we had a potential buyer. Craig handled the negotiations on our behalf and, if successful, the fee would've been a reasonable $1000. They loved the house but it was too expensive for them. Therefore we moved to a Coming Soon strategy, followed by two open houses. Over the six weeks our historic home was on the market, there was strong and consistent interest from buyers, but economic and political uncertainties were starting to soften the market. As time progressed we found that although we had fewer viewers, they were more serious about purchase and coming from further distances to tour the house. Craig was very reassuring during this period of uncertainty for us, and his instincts were spot on: following the sudden appearance of multiple bidders, we ended up with a strong offer that included a 15% insured purchase above appraisal, up to a total that exceeded the asking price. Craig assured us that the appraisal would reflect his estimate, and he was again correct. We were delighted to end up with a solid offer and six weeks to pack up before closing. Throughout our partnership, Craig was an excellent communicator, savvy strategist, and wise advisor. He followed up on every lead and, best of all, he'd seen everything; nothing fazed him. He was always reassuring, without over-promising. We highly recommend Craig Alexander.
