In spite of this, Colleen reaffirmed the value we saw in our home and guided us to list our home at a fair and reasonable price. She was artful at open houses, selling the key features to justify the asking price. In short order we had an offer. Unfortunately it was the most challenging buyer that I have ever experienced. ZillowVERIFIED Working with Colleen was the best decision we made when selling and buying our home. We worked with a realtor prior to her and lost several homes we were interested in. We were looking for a home in the Mayfield School District, and the homes in our price-point were selling at record speed. I just so happened to receive a card in the mail because she sold another home on our street. Frustrated with how things were going with our previous realtor, I reached out to her. It was immediately clear how different things would be with Colleen. My husband and I have two young kids, and selling/ staging a home under those circumstances is a daunting task! Colleen was with us every step of the way. She staged our home with her own items, and thanks to her, the online photos looked amazing. I prefer to have control over most things, but if I could give you some advice, first choose Colleen, but second- yield control to her. She is professional and respectful. Allow her to guide you through this process. Do what she recommends and trust her. As my husband and I worked to ready our home, Collen kept in touch by email and text (our preferred contact). We looked at a few homes that we did not both agree on. I joked with Colleen that she is also a marriage counselor- you will learn a lot about your spouse during the home buying process! The home we bought was one she actually found. She worked tirelessly to find a home that had something both my husband and I would love. We have been in our new home about three months now and couldnt be happier. It still feels like a dream. There were multiple bids, but this time, because of Colleen, we got it! Colleen recommended we buy first, then sell, because she thought our home would sell fast. I was beyond nervous to do this but put my trust in her. After our offer was accepted, we listed. Our home was listed on a Friday, we already had showings on Saturday, had an offer on Sunday, and by Monday negotiated a sale. Our negotiated sale price was higher than what we were originally going to even list for. Our home sale closed about a month before our first mortgage was due, so we never carried two mortgage payments. I would like to point out that we sold in March, so I can only imagine how much quicker things would move if it had been spring or summer! Collen has a network of professional contacts. She was networking with other realtors to see if they had clients who were looking in our area (thats how our home sold so fast). She had a referral for an amazing home inspector, and more. These references were at my request only. Also, she kept us on track with dates to make sure we were where we should be with our lender, when to transfer utilities, and so on. I just cant say enough about Colleen. She is so kind, professional, and approachable. This is a stressful experience, but Colleen really reduces a lot of that stress. She is very timely about responding, and readily available. She is flexible for show times, and even though you are not her only client, she will make you feel that way. I recommend her to everyone I know who is buying or selling. Commit to her- do your part getting your home ready (paint, clean, repair, declutter) and then let her sell it! You will not regret choosing her. It took us having a bad experience with another realtor first. I hope to help you avoid that. Good luck (although if you have Collen you dont need luck)!
