Purchasing a home in 2026 requires a shift in mindset from the reactive "bidding war" era to a proactive, strategic approach. We are currently navigating a balanced market where inventory is stabilizing and buyer leverage has returned, but affordability remains a primary hurdle. To navigate this landscape successfully, I would offer five essential pieces of advice. 1. Master the "Monthly Payment" over the "Purchase Price" In a market with interest rates hovering in the low 6% range, the psychological hurdle is often the total price of the home. However, your daily reality is the monthly mortgage payment. I advise buyers to work backward: determine the maximum monthly outlay that keeps your lifestyle comfortable, then work with a lender to find the corresponding purchase price. Crucially, do not wait for a return to 3% rates. If rates drop significantly later, you can refinance. If you wait and rates remain steady while prices continue their 2%–3% annual climb, you’ve effectively priced yourself out of more home than the interest rate ever would have. 2. Understand the New Era of Representation Due to the landmark legal settlements of 2024, the "rules of engagement" for hiring a Realtor have changed. You must now sign a Buyer Representation Agreement before touring homes. This is a positive development for transparency; it forces a conversation about how your agent is paid. My advice is to treat this as a job interview. Don't just hire a "door opener." Hire a negotiator. You need an agent who can articulately request seller concessions—such as a permanent rate buydown or covering your closing costs—which are often more valuable than a simple reduction in the sales price. 3. Vet the "Total Cost of Ownership" Buyers often focus on the mortgage, but in 2026, the "hidden" costs of taxes and insurance are the real budget-killers. In high-growth states like Texas, property tax assessments can jump significantly after a sale. Furthermore, homeowners insurance premiums have seen double-digit increases nationwide. +1 Before making an offer, ask for the current owner's insurance declaration page and use a tax calculator to estimate your post-sale assessment. Ignoring these "soft costs" can lead to "house poor" syndrome, where you own a beautiful home but lack the disposable income to enjoy it. 4. Reclaim Your Right to Due Diligence The days of waiving inspections are over. In a balanced market, the inspection is your greatest piece of leverage. I tell every buyer: Inspect the big four—roof, foundation, HVAC, and plumbing. Minor cosmetic issues like paint or carpet should be ignored in favor of structural integrity. If a major system is nearing the end of its life, use that data to negotiate a credit. In 2026, sellers are much more willing to fix a problem than risk losing a qualified buyer and having their home sit on the market for another 60 days. 5. Adopt a Five-Year Horizon Real estate should be viewed as a long-term wealth-building tool, not a get-rich-quick scheme. Because we are seeing a return to "normal" appreciation (roughly 3% annually), you likely won't see a massive equity surge in the first 12 months. Buy a home you can see yourself living in for at least five years. This window allows you to ride out any minor market fluctuations and ensures that when you do sell, your appreciation has comfortably covered your initial closing costs. By focusing on these five pillars—payment-centric budgeting, transparent representation, total cost vetting, rigorous due diligence, and a long-term horizon—you move from being a "hopeful shopper" to a sophisticated investor in your own future.

To sell in 2026, you must pivot from "order taker" to "strategist." With rates near 6%, buyers are selective. Price for Momentum: Don’t anchor to 2022 peaks. Price at or slightly below current comps to trigger a "bidding war" effect. Offer Credits over Price Cuts: A $10k seller-paid rate buydown is more attractive to buyers than a $10k price drop. Prioritize Turnkey: Buyers lack renovation cash. High-end staging and neutral "Screen Appeal" are essential for a fast exit.

Throughout my career as a licensed professional in both Arizona and Texas, I have intentionally built a diverse portfolio that spans the entire real estate spectrum. My experience isn't limited to a single "type" of client; rather, I specialize in navigating the unique complexities that come with different life stages and financial goals. Based on my track record of over 70+ successful closings, here are the primary client profiles I serve: 1. The Move-Up & Relocation Client Having expanded my practice from the Phoenix/Mesa market into North and East Texas, I am a primary resource for families relocating between these two high-growth states. I understand the logistical hurdles of long-distance moves and provide the "consistent coordination" required to sync two closings across state lines. 2. First-Time & Mid-Market Buyers A significant portion of my business involves helping individuals and families navigate their first or second home purchase. With an average sales price of $412k, I am deeply embedded in the "heart of the market." My clients in this category value my "tireless and diligent" approach to finding the right home and my ability to simplify the mortgage and inspection process. 3. Strategic Sellers (Turnkey & Estate) I work with sellers ranging from those listing $1.3M luxury estates to those selling specialized properties in rural East Texas (like my recent listings in Gilmer and Holly Lake Ranch). I specialize in "Screen Appeal"—ensuring a home is positioned perfectly online to trigger immediate urgency, a skill that has earned me a consistent 5.0-star rating from past sellers. 4. Seniors & Downpacing Families I have a heart for helping seniors navigate the transition of downsizing. Whether it’s a sale in Sun City West or helping a family manage an estate sale after a loved one has moved out of state, I prioritize patience and clear, frequent communication (updating my clients every few days) to reduce the stress of a major life change. 5. Investors & Specialized Assets From $30,000 land parcels to high-performing rental properties, I’ve represented clients in the acquisition and sale of specialized real estate assets. My background in foreclosures and short sales gives my investor clients an edge in identifying value that others might miss.

A private client was recently referred to me by a great friend of mine. After a discovery call and analysis of what he and his wife were looking for, I was able to nail down several new build communities that hit the spot. Once showing these homes, we found the home they loved after the second tour. This kind of transaction is the best, because we heard the client, found what they wanted, and met the need. They have loved their home since!

In 2017, I was licensed in Arizona and, for the first 3 years worked part time as I still had a full-time job elsewhere.

Experience.
