I encourage every buyer to work with a knowledgeable REALTOR® who can provide a detailed Comparable Market Analysis (CMA) to determine whether the asking price is supported by current market conditions. Once you understand the home's true market value, you can negotiate confidently.

Before moving forward, make sure you understand the home's total cost of ownership—not just the mortgage payment. Verify property taxes, homeowners insurance, flood insurance (if applicable), HOA fees, MUD or PID assessments, and estimated monthly maintenance costs so there are no surprises after closing.

Always invest in a professional home inspection. Depending on the property's age, location, or findings during the inspection, it may also be wise to obtain additional evaluations, such as a foundation inspection, roof inspection, plumbing inspection, HVAC inspection, or sewer line inspection.

I also recommend researching the neighborhood, reviewing recent sales trends, understanding future resale potential, and considering how well the home fits your long-term lifestyle and financial goals.

Selling a home is more than putting a sign in the yard—it's about creating a strategy that attracts the right buyers and maximizes your return.

My first piece of advice is to be realistic about today's market. Every home has a value, but buyers ultimately determine what they're willing to pay. That's why I recommend starting with a thorough Comparative Market Analysis (CMA) and reviewing current competition, recent sales, market trends, and buyer demand before deciding on a listing price.

Resist the temptation to "test the market" with an inflated price. Homes that are priced correctly from the beginning typically receive more attention, generate stronger offers, and often sell for more than homes that require multiple price reductions. The first few weeks on the market are usually when your home receives the greatest exposure.

Preparation is just as important as pricing. Complete minor repairs, touch up paint, improve curb appeal, declutter, deep clean, and stage your home so buyers can easily envision themselves living there. First impressions matter, both online and in person.

Don't underestimate the power of professional marketing. High-quality photography, video, drone imagery when appropriate, floor plans, compelling property descriptions, social media, targeted digital advertising, and broad online exposure all work together to attract qualified buyers—not just more views.

Be prepared for inspections and negotiations. Address known issues upfront when possible, gather warranties and maintenance records, and understand that the strongest offer isn't always the highest price. Consider financing terms, contingencies, closing costs, repair requests, appraisal risks, and the buyer's ability to close successfully.

4.  Describe a recent transaction you are fond of. How did it go?

One of the most rewarding parts of my job is helping clients avoid costly mistakes.

Recently, I represented homeowners who had just sold their home and were under contract to purchase their next one. During my initial walkthrough of the property, I noticed an area of the floor that didn't feel quite right underfoot. Although there were no obvious visual signs of a problem, I recommended that my clients obtain one more opinion from a foundation specialist before moving forward.

That decision made all the difference.

The additional inspection uncovered significant foundation issues that had not been visible during our tours. Because we discovered the problem while the contract contingency period was still in effect, my clients were able to terminate the purchase without financial penalty and avoid what could have become a very expensive situation.

The timing couldn't have been more important. They were also preparing to close on the sale of their own home, so we quickly developed a new plan. They successfully closed on their sale, secured temporary housing, and now have the flexibility to search for the right home without the pressure of making a rushed decision. They'll be relocating into their next home in the coming months.

My journey into real estate began during one of the most challenging seasons of my life. As a young widow raising two small children, I knew I needed to build a career that would provide stability and a brighter future for my family.

I enrolled in community college and completed the coursework required to earn my real estate license. Although life delayed my plans to take the licensing exam, I never gave up on my goal. When the time was right, I returned, completed refresher courses, passed the state exam, and earned my real estate license.

That determination has stayed with me throughout my career. For more than 27 years, I've had the privilege of helping hundreds of buyers and sellers navigate one of the most important financial decisions of their lives. My own experiences taught me the value of perseverance, hard work, and having someone you can trust during life's major transitions. Those lessons continue to shape the way I serve every client—with honesty, compassion, dedication, and a commitment to protecting their best interests.
