How Do You Choose the Right Insurance Agent in South Florida?

I wouldn't necessarily view only 3 quotes as a red flag. Many Florida insurance agents represent a limited number of carriers, while some independent brokers have access to dozens. What's more important is whether they've shopped the carriers available to them and explained why they recommended those specific options. As for the $10,000 water damage limit, that's definitely something I'd ask about before closing. In Florida, many policies now have separate limits for non-weather-related water damage (pipe leaks, plumbing failures, etc.), and those limits can vary significantly between carriers. A $10,000 cap may be perfectly normal for some policies, but it's important to understand exactly what types of water damage are covered and whether higher limits are available.

Buying a condo in South Florida, how scared should I actually be about special assessments?

I don't think you're overreacting. Special assessments have definitely become a bigger topic in Florida over the last few years, especially for older condo buildings, but the horror stories tend to get the most attention online. The biggest thing I'd want to know isn't whether the condo docs 'look fine,' but whether the association is financially healthy and keeping up with required maintenance. If I were buying, I'd be asking for: aEURc The current year's budget aEURc Most recent financial statements aEURc Reserve study (if available) aEURc Board meeting minutes from the last year aEURc Information on any pending or approved special assessments aEURc Details on any major projects planned (roof, elevators, concrete restoration, balconies, etc.) I'd also ask: How old is the building? Has the association increased dues significantly recently? Are reserves fully funded or underfunded? Are there any known repairs that haven't been completed yet? A $50k"$100k assessment isn't 'normal,' but it's also not unheard of in some older Florida condos, particularly after the recent inspection and reserve requirements. The goal isn't to avoid every assessment foreveraEUR"it's to figure out whether the association has been planning responsibly or kicking maintenance down the road. Two PDFs probably aren't the full story. I'd want to review the financials and recent meeting minutes before I felt comfortable.
